this is why i have a PM with a team of lawyers

deadbeats kicked out in a month or less. not expensive either. fairly cheap

I learned a LOT by doing it myself early on. I was young and even pretended that I worked for the owner for awhile. “Sorry ma’am, but he’s a mean old dude with no heart. Me, I’m just doing my job.”

As I expanded and was out of town more, I began using a PM company though. I wouldn’t go through that again (people and society have changed too much for my liking), but doing it yourself teaches you the ins & outs. You did your own for awhile in the beginning too, right? And you learned the game well enough to keep an eye on PM companies too. I had to clip the wings of the first one I used. Came down to asking him how bad he wanted to keep his real estate license… or pay me what he’d been skimming. Decided that he liked his license and wrote me a check on the spot.

Most places put moratoriums on evictions during the holidays. We did one yesterday and banks are scrambling to get them in before the moratorium kicks in.

i used to collect rent as a kid for my great uncles RE empire. my father and I managed and maintained his portfolio. That is as hands on as it gets years and years before i did my own portfolio.

Shame that some are blasting the OP for wanting to evict. The squatters are essentially thieves. Our eviction laws should be reformed in favor of landlords. Too much legalized theft in this country.
