College kids need a centralized bar scene like Tiger Land. The areas behind the bars should be razed and Section 8 removed.
Bars will benefit greatly from Nicholson being fixed and stadium being built next door IMO.

Good luck giving Fred's enough money to shut down. That place is a cash cow. The best thing they could probably do is buy out the rest of the bars and just let Fred's expand. I know Fred's has had plans drawn up for years now.

That’d be great. Fred’s could be 3x as big and have an 18+ area and other different sections. Like Sky Bar in Auburn or The Library in Oxford.

Yes.
The proposed map on the first page has plans for a practice facility right next to the stadium.
In scope, LSU is basically trying to replicate Texas's "Moody Center". Primarily a basketball arena that will also host concerts/ and non-basketball events as well.

Am I the only one pessimistic on all those parking lots actually happening?
parking lots don't make money. They'll half the planned parking spots and building something else.
I know there's additional costs to knock it down but it still seems wild to me to have a whole abandoned basketball arena occupying valuable real estate. Especially when LSU is now going to have 3 variations of basketball arenas on campus.

I'm assuming they would still use the PMAC for volleyball and gymnastics. That's what Arkansas and Kentucky have done with their "old" arenas after Rupp and Bud Walton arena were built. Those two also hold their women's basketball games in those old arenas as well, but I GUARANTEE Mulkey would demand to play in the new arena...and I don't blame her.

If the RR won't budge and they really wanted a pedestrian bridge across Nicholson, they could do one a little closer to Tiger Stadium near S. Quad Dr. The tracks veer off away from Nicholson around there.

Yeah - no way. She might have the first game in there. The development of the new arena wouldn't be where it is today without Mulkey pushing behind the scenes.

This will not impact tiger land ..it is to far from this location and they are going after the golf course so the have lots of more “free” land to develop.. your taxes paid for the golf course.. lsu will give sweetheart deal to friends to develop your land..
Tigerland is profitable for the college bars dynasty and slum lords..
Adults going to venues at this new entertainment area will not be going into tigerland and for the younger crowd going to the area they will already be using tiger land bars..
So instead of putting it by the stadium ( or at least the side..) .. it is better to move it way out of central campus..require train tracks to be modified and tax people and business in the area that will compete with the entertainment center..
Lot of dinners/ whiskey.. and smoke filled rooms going on..
Love how they had to “work” with some city representatives..

Yeah Arkansas still uses Barnhill Arena for several sports.
Keeping the PMAC around also gives them another space to host graduations, career expos, etc. Just take those ugly arse ramp downs and spruce up the area between the PMAC and Tiger Stadium.

But Tigerland has long been a blight for the university. Now it is becoming even more well known elsewhere with the case of the girl allegedly being gang-raped who was then hit by a car.
LSU is probably not going to be able to do much about the ghetto directly north of campus. But there is ZERO reason the main entertainment area for the main university in LA and the main draw to BR should be an abject slum.
If you are a kid looking at colleges and you see the bar scenes at Alabama, Georgia, Ole Miss, etc., then you see LSU's, what would you think is better?
This is great opportunity to make LSU more attractive. Build the new multi-purpose arena. Rip up the golf course and build out the rest of the land. Obviously not nearly to this extent, but somewhat similar to what the Braves did with their new stadium. Raze Tigerland and develop it into something nice. Given the land (Bottoms to the North, lakes to the east, an almost over developed south) the land west of Nicholson may be your best, last shot to really do something great for the university.

Big reason why the T&F teams weren't moved here is because it was over $100mm for track to take the spot. The actual land the golf course is on is incredibly shitty. It needs an extreme amount of work for any sort of development to happen. By the end of this, don't be surprised if it gets dragged out because of costs. CKM isn't going to see this finished out unless the developers work night and day on this project, but we know that LSU only does stuff like this for football.
