What turf grass should I go with?

My current yard is a mix of centipede, Bermuda and (mostly) weeds.

I’m in the process of a new driveway, and have an island of lawn available between the neighbor and myself that will be nearly all dirt when they’re done (I can kill the rest of the grass before I plant or lay sod). I will be doing the remainder of the yard once I put in subterranean drainage in the spring.

My yard has no issues with lack of sun and I’ve got no large trees to contend with.

I will say that I don’t have a great track record for fussing over my lawn. That’s not to say I’m unwilling to fertilize or use chemicals 3-4 times a year, but i’ve got plenty other irons in the fire, so anything that’s going to take lots of bandwidth isn’t likely to be successful.

Given the info above, what are the lawn gurus recommendations?

Bermuda if full sun but it's a personal preference for me.

I put Zoysia Palisades in my backyard and would love to do the same for my front. Anything you put out would at least require pre-emergents a few times a year to keep it from being overrun with weeds. That isn't necessarily a function of the turf grass, but the reality of weed seeds.

Bermuda is a grass you don't have to worry about. It recovers from injury very well, someone drives in your yard it won't damage it, drought won't bother it. It will get some weeds but you can damn near spray anything on it. That being said it does like fert and it does like to be mowed often.

Centipede does not grow fast so mowing is like every other week. However, anything will kill it. Neighborhood dog pees on it and you'll have an orange spot a week later, drought-dead, snow like south La had this year-dead.

St Aug similar but slightly more resilient that centipede. Weekly mows but loves to get fungus.

Your pick.

Thanks for the feedback. Another poster mentioned zoysia, neighbor has it (and a service that cares for it), but I note you didn’t. Just curious of your thoughts.

if you wanna mow weekly Go with a hybrid Bermuda engineered for lawns. If you wanna mow less frequently, go with one of the many local varieties of Zoysia. If you don’t care about your lawn having grass rather than weeds, go with centipede

Zoysia and dog pee do not get along at all, if you have a dog that's a consideration.

I went to my grandsons soccer game last week...sitting on that grass was like heaven. It must have Zoysia because it didn't look like Bermuda. Green, thick, soft and tough all at the same time.

Wish it was an easy starter from seed. The area I need to cover would be quite expensive to sod.

I had two dogs. One burned grass one doesn’t. I have zoysia. I don’t think it’s because of the grass type. But that being said, when he did burn the grass, the recovery was fast with zoysia.

Looks nice. What do you do in that building back there? Is that an office or just storage?

That one is my mower shed. Just my lawn stuff and garden tools mostly. Not even electrified. Roll up door on the side.

I have a similar but larger one just off the pool that’s an office

I currently have centipede, but it doesn’t grow fast enough when damaged for me. If I had to redo, I’d go with plain old fashioned st Augustine.

I have Zoysia and love it. Don't have to mow as much and it is so thick it chokes out everything. One kinda downside, being that thick, it is a workout pushing a mower.

If you mow it weekly, consider cutting it shorter.

If you're going to cut it weekly anyway, it can survive (and look really good) very short, which will make it easier to mow.

Does great in South LA.

It's never too late (or early) to sod.

Zoysia is hybrid, I don't think you'll find seeds for the types of zoysia discussed here. But I could be wrong.

Glysophate (roundup-like) product to kill your existing weeds. Might have to let it warm up a bit to 100% effective. I would recommend making this a priority before sodding. I can't really help with advice on how to germinate seed.
