I wish I had put in a whole house water filter.It would have been easy to have one installed in an accessible location to change filter cartridges.
After house was built I had sprinkler system for yard put in.It requires a filter to keep sprinkler heads from stopping up.I was shocked at the amount of debris in the water lines that the filter caught.
To install a whole house filter would now be very expensive and a PIA.
I went with an under sink water filter with a dedicated faucet for drinking,cooking water..Of course have one on fridge for ice maker,water dispenser.

A shop, insulated top to bottom, for all my stuff, with a damn toilet.

Basically, a place I can escape to after I come home from work after dealing with all the ding-a-lings from work.

Outside light switches both inside and outside that’s probably my biggest complaint. Also insulate every interior wall connected to bedrooms.

Upgrade insulation to cellulose.

Run gas lines everywhere including range, dryer, fire place, water heater, furnace, and outside for grill and generator.

Have cat6 and coax drops in every room.

Create a centralized network location for internet modem and router installation where all the cat6 and coax run to.

Separate switches for lights and fan in every room.

Multiple hot water heaters, separate for each shower and for appliances. More electric outlets including floor outlets. Large covered back porch. I would seriously look into central heat/air vents along the floor instead of in the ceiling. I don’t know the cons against that however, I’m sure there are reasons not to. Deep sink. Garage sink.

Larger garage width
Whole home filtration
More plug-ins in pantry
Motion switches in certain places (replaced myself)
Air ran into garage to fill whatever

Some things I did, that I wish I did earlier houses
All drawer lower cabinets in kitchen
Lights above bed with switches ran on each side
Put a dedicated home for robo vac in mud room so it goes back and you can’t really see it or it be in the way
Door into garage not just the main ones
Door into pantry from garage
Self close hinges in certain places (closets, linen, laundry, etc)
Swing hinge in pantry
Wider but shallower frig

Kitchen cabinets all the way to the ceiling.

Manifold for plumbing somewhere(attic, garage, storage room)

Ummm.....that's a upgrade? I'm not knocking but in the construction business, if you see this being put in with any delay in sheetrock being hung, you might change your mind.

Pre-run the under cabinet lights before sheetrock is done.

Drops for Cat-6, coax in every room

If you already know layout of bedroom, drop separate switches for fan & lights on both sides of bed. A lot more convenient than the remotes

Back porch under roof, I'd also want mine screened in with a huge opening, but I know I'm in the minority here

Run gas, electric, Coax to back workshop (60' from house)

Pre-run cameras around the house.

Insulation to interior bedroom walls and any other wall that has a TV

Make sure central air unit(s) are centered to avoid unnecessarily long vent runs

Larger garage, double ovens and a bigger island. I'd also have them deck as much of the attic as possible for storage.

Bigger car garage, screened in back patio area, water/sink outside, outlets in floors, outlets outside under carport/house where you can hang lights easier, wood or concrete floors through- no carpet. Bigger closets, bigger master bath.

-huge island inside the open kitchen/breakfast area instead of a formal dining room.
use dining room area as an office or another bedroom.
-20x30 under house roof patio with stove, fridge, grill, etc instead of my 20x10.
-courtyard connected to patio to be covered also. open sides.
-outlets midway up the wall for TV installs
-media closet under stairwell.
-hot water faucet bib in garage to wash vehicles in driveway

Definitely have them install a plumbing manifold so you can turn off water to a specific zone of your house if you ever have a problem or need to replace something. That way you can have water in the other areas while work progresses.

Insulation in bedroom walls.

Run gas and electric to places like laundry room, kitchen, etc. That way you have the option of using gas or electric appliances.

Figure out how many electrical outlets you think you want and then add some. And then see if you should add some more. You will never have too many outlets. Especially in the kitchen.

Have conduit or pvc pipe installed on every wall in your den/living area so you can add wiring in the future (cable, etc) if you decide to rearrange the room.

You will never have too many square feet of covered patio. Install switches for the fans and lights on your patio inside and outside. I hate having to go back inside to turn them on.
