Build it to hurricane strength standards or above. Also get a metal roof. When Hurricane Sally hit us in Alabama our home was directly in the eye and had absolutely no damage to it. Houses everywhere that had shingles lost their roofs. I would also go with a whole house surge protection system and have it prewired for an emergency generator. Put in extra hose bibs and electrical outlets outside.

Negative ghostrider. Spray in Fiberglass insulates much better. Also is muss less dusty. Fiberglass insulation is not flammable.

We put spray fiberglass in our house, at the time I believe there was a cellulose shortage or something with the factory.

Anyway, holy shite is our house insulted well. 2600sf, my combined ele/gas bill averages just over $100/month over 12 months. I’m astounded.
4T 18 seer with gas heat.

I would out in one of those maga port plumbing systems and use pex lines over copper pipes

Add a Christmas tree closet with a 12' ceiling.

At the end of Christmas, unplug the tree, keep it fully decorated and just roll that baby into the closet for next year.
