My roof was replaced in 2004 for 6k. The same company came out to estimate it and mind you they still have their old paperwork and quoted me 38k.

I know materials have gone up but watching some Mexican crews descend on neighborhood houses they knock that shite out in a single day or maybe 2 at most.

Seems a bit high for a 2 day job to me but again I have no idea how much materials run these days.

Haven’t you moved like 10 times since 2004?

And yes, tons of people are getting into roofing for a reason.

Just wait until the next hail storm rolls through. Once it passes get up on the roof with a ball peen hammer and confirm the roof damage. Call your insurance company and tell them you need a new roof. Problem solved.

Holy shite….it definetly has gone up, but not that much.

I got a quote in January 2025 and had the same company refresh their quote last week and they said it would be the same price. 2,880 sq ft house for $17,500.

Yes, that’s why there are so many roofers. General speaking, the retail cost of the roof breaks out in thirds

1/3 - Material
1/3 - Labor
1/3 - Profit

I have a flat roof and it's some kind of special material nonsense and it's apparently a lot more expensive now. I forget what the material is called.

You could have someone construct a hipped roof for that!

It’s ridiculous. Yes inputs have gone up (I work in the industry) but roofing is stuck in this bubble that I can’t explain. There are more “roofing contractors” now than ever. Competition has not brought prices down. Maybe someone better versed in economics can explain.

The material manufacturers, especially the shingle manufacturers, are eating it up. They (atlas, certainteed, Malarky, etc.) are hiring regional account managers who are trained to teach these contractors how to “sale a roof” and “maximize an insurance claim.”

I’m worried other trades follow the same path as roofing. I am already seeing it on the social media outlets for fencing, HVAC, plumbing, land clearing, etc.
It’s a bunch of door knocking salesmen posting a video everyday singing a rap song with their coworkers. At first I thought all of this talk “my son ain’t going to college, he’s go into the trades” would increase the supply of said trade and reduce prices but for whatever reason, in roofing it seems to have done just the opposite. /end rant
