One. It was/is perfect. Only way I would move from here would be small lake or large pond with the white perch catchable from my dock.

Looked at every house online that was listed on realtor & zillow that fit our bed/bath needs and was close to our price point. Put in 2 offers that we were outbid on. Finally ran into ours via FSBO that was not on any sites, so had very little traffic. Many people that did look at it also was hesitant because of the amount of work that needed to be done (replace all flooring, remove walls, upgrade kitchen...)

First house in 2009 we looked at probably 10-12 before settling on the house we chose.

Sold that house in May of 2020 and purchased our home we are in after looking at about 5 houses. We have two kids so we narrowed our search area down to the three best elementary schools in our county and already had a good idea of which homes we wanted to look at before even doing viewings with the realtor.

20+ in BR. Basically everything 4+ in 70808 most the day of listing. Made 3 first day offers before finding our dream home. We found out what we wanted by looking at everything out there to get the total package of things that were important to us. We had a badass buyers agent who lived in 70808 and was a huge asset for us.

Went into 3 houses, drove by another 3 or 4. We didn't use an agent.

About twenty on the first.

The second one we were living in and renting our first house to friends. The second house much larger and near better schools. The owner called one night and asked "How do you like the house?" (My counter) ....he had four house mortgages and was looking at a fifth and was told he had to dump at least two ....my offer ...I'll give you exactly you left on this mortgage. We closed the following week and I had 30,000 to my good in appraisal pre sale ....The bank was thrilled....

In this market?

I put in 8 offers. Driving across DFW every other day was exhausting.

Finally got lucky with a pocket listing. Sales price was the sales price and didn't have to worry about outbidding anyone. Would take this house over all of the other 8 I offered on.

I wish everyone would do this. It's amazing how much of people's time is wasted b/c of laziness. When I sold my last house, I could hear someone on my outdoor cameras making comments to their realtors like, "this is too far of a drive. I don't think this will work for us". Who doesn't check that shite out in advance? It's a pain in the arse to get a house ready for a showing only to have someone wasting your time. We had another showing scheduled first thing on a saturday morning. We cancelled friends coming over, cleaned the house, and loaded the kids & pets only for them to not show or call for 2 hours. People suck.

We looked at about the same amount maybe a few more and decided to build.

Should have bought because I’m a couple hundred thousand over the budget I gave my wife for buying. I’m 6 months in and once my pool and and shop are done I’m going to be a few hundred k over budget.

We looked at five houses, but ended buying the first house. The area and the size of the lot made it too much to pass up. It’s an older house that’s going to need remodeling, but it’s a structurally sound house that was livable as it was.

Every time I have bought I looked at many, but there was alway one in the group that I just connected with. Lucky enough to get that one each time at a great price.

As long as there's more to look at, what's the issue?

1. Find desirable location.

2. Look for houses in that area until you find one.

3. Or look for empty lots in that area.

4. Keep looking but be ready to pull the trigger when it turns up.

If you plan to live there a while, don't settle.

More than 3 dozen the first house.

Proably 10 for the second house.

2 for the third house. Only looked at the second option to humor my realtor.

Wife (no pics) was former Real Estate agent. About 12 years ago, we looked at everything online (50-60?) in the 2 areas we were interested in. Made a list of 20-30 that had potential. Drove by those houses and if they were empty we peeked in the windows and at the backyard, etc. Were able to scratch some off the list due to everything from bad drainage, too many trees, condition of other houses on the street, etc. While we were okay with some projects, we didn't want to do a total overhaul. There was a house that had some of the strangest pictures - like, "why would they take a picture of THAT to try to sell the home" pictures. We drove by it since we were in the neighborhood. Ended up being the only house we walked through because we saw the potential and knew it was the one.

TLDR: Be picky, you will know when it is the right one.

We bought a lake lot about 7 years ago and planned to build. Saved up enough to get started with the build last year. Wanted to look at houses for sale on the lake before we went through the hassle of building. Looked at 3 and were both sold on the second one we looked at. First house on Wednesday. Second on Friday. Third on Saturday. Sunday we made an offer on the second one. They called us back on Monday night that they accepted our offer.
