I might need to replace one soon. Back in the day a roofer would tell you how much per square for rip off and replace. Anybody replaced one recently?
In before 350.

I think there were a few threads recently in Home & Garden board after that hail.

I did it myself once on my brother in law’s recommendation. Still haven’t forgiven him. Pay them whatever they ask. God awful job especially in the current heat.

It depends on the roof. The McMansions with very steep roots, lots of gables, lots of peaks and valleys, you're going to make sure to hire someone who will do it right.
Simpler and less steep roof: you can do it yourself. I know this because my husband and I did ours when we rebuilt this old farmhouse. And I hate heights, but I can wield a hammer with the best of them,

Install per wind storm spec can have a real impact on insurance. A qualified inspector will look at plywood sheeting nail count and for 6 nails per shingle

I had mine done a couple months ago and got 3 quotes: Cypress Roofing, Premier South, and HUDCO
HUDCO was by far the cheapest and I was satisfied with their work

That was our half of cost. It’s two adjoined units and I’m not sure the combined roof size but our unit is two stories with a 2 car garage and 2500ish ft.
Our neighbor slings caulk and he knows people I guess.

I just submitted an insurance claim on our roof after a hailstorm hit about a month and a half ago and I noticed some of my neighbors getting new roofs. I got a reputable roofing company to take a look and they said I did have hail damage and to submit a claim as there is a decent chance but no guarantee that insurance will pay. So the next step is to wait on the insurance adjuster to call and make an appt.
Hopefully they will pay. I think we have a $7000 deductible but I would gladly pay that.
The roof is pretty large, about 3700 sq ft under roof and the pitch is likely 8/12 with 5 gables with ridge vents. I have no good idea to estimate how much this would cost for some good architectural shingles. The pitch is not too steep as I have walked all around the roof carefully blowing off leaves and sticks.
I'm going to guess it would cost $30K for a large roof with 3700 SQ ft under roof. Does that sound like a decent ballpark cost? I know there are a lot of variables but given what I have provided what might this cost with or without insurance?

It’s going to vary based on your roof. We have a large home with steep roof. I also had a pool house included
Roughly 40k from Premier and Cypress and HUDCO came in around 30k

My mom and dad just paid $33,000 on a mansard roof. I’m guessing their home is around 4,300 SF. From my understanding those are a pain in the neck to install. Having said that people I know in the Baldwin County and Mobile County are paying out the nose for a new roof to be . Everything in this county seems like it’s double. Electricians, plumbers, roofers, etc. A person that is good with their hands can start a business over here and financially do well if one is good at their craft.

OP I wish you luck on securing a quality roofer that gives you a fair price because you get bent over here.
