Courtyard is a little different, they are more of a bar/brewery with as many guest taps as their own beers. They do have a great location and they could definitely survive as a beer bar event if they didn't make their own very good beer.
Wayward Owl is/will be an interesting case, but they are canning a lot of beer and even though its not my favorite I see it on every decent beer shelf in the City. I also saw they are expanding distribution to BR.
I know I decent bit about property development costs, a lot depends on if the brewery actually "owns" the property. I'm guessing if the 40 Arpent guy owned the property he would find a way to keep going for a while longer.

40 Arpent was leasing the facility, but the landlord was an investor in the brewery.

Their location, geographically speaking, is great.
Their space is horrid.
I like the guy a lot and I love most all of his beer, but jeesh I wish he'd do something more with THAT space before thinking about branching out.
I know there's folks here who think it creates the perfect sort of "vibe," but I just can't help but feel like it's a fricking rat hole.

That's what I was getting at. Sitting in a parking lot of an old warehouse isn't high up on my list of a great time. I know it's got the funky vibe going, but we can hope for something a little better as far as seating, etc.
Don't get me wrong, I will still go from time to time.

If you have an issue with Courtyard's space, you probably aren't their targeted clientele.

Yeah, there's nothing like rotting industrial spools, rickety middle school cafeteria chairs, and broken asphalt to create that perfect je ne sais quoi for craft beer enjoyment.

They could clean it up a bit, but its fine by me. Only issue is I rarely go in the middle of the summer cause I don't want be soaked with sweat just to enjoy a beer.

I agree, there's nothing about Courtyard (other than the beer) that makes me want to hang out there for an extended period of time. Especially when half the year it's too damn hot and/or humid to hang out outside comfortably.
I'll still go though, because they make some great beers, but it's usually two beers and moving on for me.

It would really take very little to make his existing space at least as comfortable as that one.
