Typical Baton Rouge development. Noticed new land for sale signs in Rouzan

Anyone else see the new land for sale signs in Rouzan? Feels so typical. They can’t sell the built inventory and now they want to sell the land. Baton Rouge is so oversaturated it’s insane

Cheaply built shitholes like Rouzan will be such a problem in 10-15 years. The “trendy” apartment complexes and developments they’re building en masse will drag so many neighborhoods down when the bottom inevitably falls out of them due to lack of demand

There are houses in Baton Rouge that are sitting? Such a different situation down here in Metairie. Even the shitty houses are selling right away

I know yall mean well but you don't know what the hell you are talking about with respect to Rouzan. You are 100% right about the numerous apartment complexes but Rouzan is $700k custom homes. Really, really nice homes.

Hard to sell $750k homes on 0.3 acre lots. There are already enough of them elsewhere compared to families that can afford them

The amount of people in Baton Rouge that want to pay 700k for a house with no yard and sandwiched between the traffic hell that is Lee and Perkins is very small

You can sit in your front yard in Prarieville on a Sunday and someone will drive by and ask if you want to sell your house.

The area he is talking about are brand new houses built on top of each other with tiny yards, no trees, and 10’ of separation between homes.. they are trying to sell them for $600k+.

I really don’t understand who buys this shite.

My parents have lived in prairieville for over 30 yrs on 2.5 acres. I’ve told them 100x already that they should sell the house (they are both retired). They will get more than market value for the home but they aren’t looking to move anytime soon

When that bank had to pull Perkins Rowe out of Tommy Spinosa’s slimy hands, I assumed it was only a matter of time before someone would have to do something with Rouzan. He’s like a reverse Midas. Everything he touches turns to shite.

Don’t knock the Baton Rouge market just because Rouzan is trying to stick McMansions 10ft from each other.

Rouzan is in an amazing location and the houses are awesome. Their business model is flawed because of the tiny plot of land given to each house.
