Increase number of rentals at similar cap rates as current ones. Expand new business. Diversify more into stock portfolio.

- max out my wife's and my 401K
- invest 100% of my net paycheck and 20% of my wife's paycheck
- budget and track expenses

Really the same as 2020 which we succeeded in. But I anticipate that 2021 will be more challenging as it was easy to keep expenses under control during COVID

3-6 Months of Emergency Fund

I allowed my desires and impulse allow me get my goals out of order. I’ve invested a nice little chunk (for me) over the year in the stock market before solidifying 6 months of all bills in my savings account. I have the total, but larger portion in the market. Sold myself on that idea by taking advantage of the Covid stocks plummeting early in the pandemic. I would get it out and in my account within a week, but I want the amount total in my savings

That’s my first goal, the other is a little more personal but still financial.

Not changing a thing.

We will contribute $68,500 to retirement accounts.

Save $30,000 for rainy day expenses and/or accelerated student loan payoffs.

We will reduce student loans by almost $30,000 also.

Continue current lifestyle and avoid creep that could come with a promotion I’ll get in February.

Buy rental properties #2 & 3
- I’ve got the second property lined up to buy, and can afford the down payment and renovations. Property #3 will require more creative thinking. It’s possible, just got to continue to educate and pursue other avenues of finance.

Get more involved in tax sales and foreclosure sales. Pursue multiple avenues to find cheap housing that I can renovate.
