f you can hold out a little while the housing market pricing is going to sink quite a bit. A lot of what drove up single family house in Nola were people buying properties to use as Air B and B's. Those people are getting their asses kicked if they were depending on that income to pay the note. That's not changing for several months.

350 will buy you more in a few months when the glut hits the market as people line up to move out.
4 issues working against New Orleans right now-
1. Fewer people have to actually work in an office so commuting won’t be an issue.
2. Taxes are going up and services are going down.
3. Density issues are going to hit urban areas across the globe.
4. Elected leadership is deplorable.
Prices are going to trend down as a result. It won’t be a bloodbath but prices will trend down for a while.

As far as CBD, maybe I’m getting older but I just don’t see the luster. We go there to eat, that’s about it. Nightlife is meh.

This is a very important aspect many people overlook. You do not want to live in a condo that is poorly ran. You will get hit with special assessments regularly for things that should have bene planned years in advance. Anytime you get serious, ask for the financials, HoA dues history, and special assessment history.
In regards to your question, my vote would be WHD or Lower Garden District. When I graduated from the college bar scenes around the city, I ended up spending most of my night life in these 2 areas.
Edit: Forgot to add, make sure you have off street parking. This was an issue when I was young in the Garden District & Uptown.

At some point my wife and I are going to seriously consider buying an apartment in New Orleans, and this area seems to be solid (we used to pass by when we would ride bikes from Uptown to CBD/WHD).

Per their website, HOA between $217 and $317 depending on square footage and included off street parking. I looked at that place and it’s nice, but it’s pretty generic/lacked character and the units are small. One other gripe is the units surround a common court yard and your living room windows border the main interior walkway so not much privacy and potential for noise since the pool is in the courtyard.

If you’re spending under 350, warehouse is a good option, but be aware of HOA fees. They can be $500-800/mo.
Do not do central city at all.
I live in Irish channel. It’s high priced, but the location and people are awesome. Garden district is not much different.
Marigny/Bywater and Bayou St John are shaky areas, but affordable. They are up and coming as well.

Hmm, definitely something to consider. It would just be a weekend place for us, so I don't know that the noise would be that much of a bother. Will keep it in mind. Thanks for the info.

I’ve been doing some work in central city. I was stunned when I got to the job site at the amount of white people who had moved in.
I’m all for gentrification but those people have more balls than me. That is a tough tough area.

This is on my radar. From what I have seen places with parking spaces tack on about 25K to the asking price. My understanding though is that it is definitely worth it.
Do you know if there are resources available to purchase a permanent parking spot exclusive of having it come with the purchase of a unit? Realistically if I were living in the WDH/CBD area I would seldom use my vehicle so having permanent off-street parking not connected to my complex wouldn't be a major issue.

I also viewed a place in here and will echo these two comments. It sort of felt like walking into a college apartment. Make no mistake though, the location is extremely desirable especially if its for weekend getaways.

Correct, but that’s an added asset for your home/condo and is excellent added value when you go to sell later on.

You can do monthly or annual parking contracts with the various public garages and lots in the WHD/CBD. Think they range from $200 to $400/month for 24/7 access, can extrapolate that over 12 months and deduct a bit for an annual contract.

^ All the posts about the market taking a hit are valid and good advice. Might be worth renting first for maybe 6 months so you can allow prices to drop because it is going to take a little while for the market to catch up. A lot of properties are listed already but prices haven't really moved just yet. You'll have some opportunities to scoop up distressed properties soon due to job losses/former Airbnbs hitting the market.
I moved to the Riverside area (Magazine/Napoleon area) next to the IC and LGD in my mid-20s and have been here for almost ten years now. All great neighborhoods along Magazine and a lot of fun, especially during Mardi Gras. My commute into the CBD is like 10 mins so you're still really close to everything the CBD has to offer without having to pay for parking, high condo fees, etc. If something falls into your price range, picking up a double would be wise IMO. I found something needing work and slowly renovated while collecting rent, which has been a huge help in paying down the note. Welcome to the city!
