There's a tract of land for sale we are looking at.

Says excellent duck hunting fishing, good deer.

Went goose hunting over there one time. It's a good area for those animals you listed.

712 acres??? I'm from there. And have some family land behind the levee but most of my huntin is in 1400acre CRP block that a family friend owns

I hunt across the river around Mayersville, MS behind the levee some. The deer hunting should be similar and it is phenomenal. If you are not familiar with hunting behind the levee, you are in for a treat. It is like stepping into a different world.

It is rare that single owner tracts come open on the river. It will appreciate in value.

The duck hunting can be good, but it is not as good as early as further north (for obvious reasons due to the migration).

By January, the duck hunting should be consistent most years. Earlier than January, and it will be hit or miss.

Should be just like Davis Island, which is phenomenal hunting for those species listed.

Torch...keep us in the loop if you guys pull the trigger. I am familiar with that tract being for sale. It could be a great opportunity. If you buy it, build a steel frame cabin on the River. There is nothing like watching the sun rise or set over that River.

Great location, right off the MS flyway, also have some big deer. I have a buddy that is in a lease there and they kill a 150+ every year.

I hunt across the river from there. Deer hunting should be as good as it gets. Duck hunting can be awesome but like someone said earlier it can be hit or miss until later in the season. Hard to find places like that available now days. I'd jump on it
