There are a lot of factors that go into that. Not a one size fits all answer.

Is it a tiny house or OT baller house?

All depends on what was in it and what you want to go back in it's place

The finishing touches on houses can be vastly different. My cousin and I both have ~2500 Sq ft house. He paid about 200k more than I did just to build a new custom house, not including the lot (mine included everything). Flooring, counter tops, molding, cabinets, etc can all be vastly different in costs. That being said, I believe my replacement cost for my house is like 240k according to my insurance. So they'd write a check for that to rebuild comoletely. Gutting and remodeling I'd expect to be about 125-150k.

Mine was $190k after Katrina, but you have to factor in that the price of goods and services were very high.

After Katrina we were doing Metairie flood renovations for around $40-$45/square foot. Metairie renovations were, in most cases, just the bottom 4'. This included upgrading finishes over what was there previously and usually making some other non flood-related changes, i.e. moving or opening walls.

For Katrina my 2000SF old shotgun double had assessed damage of $110k, I could not find a contractor to do it for less so I did the work myself for roughly $50k.
Bought 40 acres with the excess.

My brother was flooded and had a hole in the roof as well so roof, Sheetrock, an other stuff had to be done. $110k. Flooding only may be half that but moisture in the house may have produced mold on everything but the time the water receded. ![](https://images.tigerdroppings.com/Images/Icons/Iconcheers.gif)
