If you are staying in HISD you will be needing to look HARD at areas. Moving in 2-5 years it won't matter. Living in HISD you are just about guaranteed a shitty school for your child at some point. Good elementary, well the middle school will be shite. Or the high school

I'd rent. Prices in the Heights/ OF-GO / Rice Mil., etc. haven't really fallen off. You're going to overpay right now & I think chances are slim that you'd be able to do more than break even on a house in that time frame.
Given your wish-list, I'd look for a townhome in Montrose, Museum District, and West U areas.

Commuting is just part of life in Houston. Lets say you work downtown or med center or bellaire, if you live in Copperfield or Cypress you can be at work in 35 minutes if you leave at 5:50am. If you leave at 6:05am you can expect over an hr commute.
The housing market is booming and houston still leads the country in lightning sales where houses are on the market for less than 24 hrs. Housing prices are going up around 10% a year. Find a realtor and be prepared to be a very hectic couple of days with house on the market for a day with multiple offers all over asking price.
You have an infant so wont need school, but the schools are night and day difference from Louisiana to Houston area. Most of the people I have talked to who have moved from Louisiana to Houston (which there are hundreds of thousands)all had to get tutors for their child. Many of the schools offer free tutoring in the Cyfair area if you're child is from Louisiana because the education system is so far behind.

Maybe at 2am! I don't think I've ever made it to downtown Houston from the Woodlands in under 45 minutes. And i drive like an a-hole in a stolen truck, so I doubt the OP is gonna make it in a half hour on Monday morning.

I live in The Groves on W Lake Houston and Will Clayton area (the subdivision is connected to Eagle Springs). I've heard mixed things on Summerwood. Lots of folks are leaving Summerwood and building in The Groves. Most of them are saying that Summerwood is aging and the demographics are becoming a little too "diverse".
Check out The Groves. It's brand new and there are several inventory homes. Not a "diverse" neighborhood at all. Mostly mid 30's and up professionals who work downtown or along the beltway. The community offers many events for adults and families. Been here almost a year and we have zero complaints so far.

Oak forest, garden oaks, shepherd park plaza area. All 20 min downtown, galleria, Med center.
Rice village and west U, if you can get a place and start building equity to stay for long haul.
Bellair is not bad and neither is Memorial city area, but that morning commute starts to get harder (much easier that Katy though)
Katy, woodlands, spring are all too far away for what you want.

Houston's real estate market is so tied to the O&G market, but traditionally it can take a couple of years before Houston's real estate can feel the hit.
We're in for a big correction IMO. Prices have been consistently going up too much in an economy that's not attracting the people it used to. It's just not sustainable.

Based solely on the parameters you gave I would recommend that you move to the west u area. Average income in that area is >$500k but I know several young families that live in the area. I love the area around rice between Richmond crossing over 59. Tons of trees and great neighborhood vibes. Something small in that area will be around $500k as well, but it feels similar to the garden district in BR, only bigger, nicer, and safer. Your commute downtown would be 10 minutes. The heights is a great option and if you buy now, it's safe to assume that when oil gets back up near $90 a barrel that housing prices will go up, particularly in the heights. Get something with a 2 car garage and be wary of occasional neighborhood breakins. But i know many young happy families in the heights as well. Tons to do nearby in both areas. Another consideration is just north of 610 loop near galleria, I've seen some single family homes for around $500k on the lower end. If you were to give more specific financial parameters I could give better advice.

I would steer clear of the older Summerwood area but would look hard at Fall Creek or the Eagle Springs area in Atascocita as well as some of the newer developments on Lake Houston Parkway.

Probably zoned to Atascocita High School. Great school in Humble ISD. One of the best districts in Houston , probably the state. Not sure about elementary there or middle school.
