The US rental market is cooling.

Both rent and housing prices will decline... the salaries are not there for these rates.

Having seen eleventy billion apartments built over the last 4 years in a few square miles, I am shocked at this development.

Maybe private equity (that no politician will hold accountable and ban from buying American homes) will let go of some of their neighborhoods and let them go to sale instead of renting them out.

The real redpill is that mass migration was done solely to pump of REITs, and to enrich asset management firms and prop up failing boomer pension systems.

It’s a combination of things. Waaayyy too much overbuilding led to way too much supply. I mean, how many “luxury apartments” can a market sustain? They’re learning the answer.

Another reason…and this is a big one that’s often overlooked…

The subscription market data services that all the big players subscribed to were busted for price fixing. It’s ludicrous to think it didn’t happen earlier. They would publish the data and the “market rents” and all the big players would raise rents accordingly. It was flat out price fixing and collusion but they got away with it for so long because it was data put out by a 3rd party. Well, guess where they got the data? Exactly… the big players who wanted to increase rents. They were raising rents to levels that weren’t justifiable, so nowhere to go but down.

Deporting illegals will have that effect

A large reason for inflated home prices and rent was due to millions flooding across our borders

I have rental properties in 3 states. What I’m seeing is that a lot of people have gotten into the property rental business in the past decade. IMO a lot of this stems from inherited property and inherited wealth. A second factor is concern over being over invested in the stock market. The increase in rental supply will cause the market to soften.

The rate of homeownership in the U.S. hasn’t changed much since the 1960’s.

I agree with your sentiments on the abundance of building for rent only properties. Two markets I invest in heavily, are in Colorado and Idaho. Both are seeing tons of for rent only properties being built.

I honestly don’t know what to make of it all.

It means there will be some good deals in the next few years. These massive funds that think they can own 20,000 houses in 27 markets across the country are losing their shirts. I’ve seen it several times and I end up buying really good deals from them when they exit.

Yeah, as long as we're talking about he H1Bs doing our jobs for 50-80% less than they pay citizens. (64k is the base salary for H1Bs)
