What's the going rate for seller's commission in your area?

I'm about to sell a house in the Fort Collins metro and I have no idea what the selling agent commission should be. 2%? 3%? 1%?

I don't want to insult prospective agent, but I don't want to overpay either.

Not a realtor/broker but think it depends on the price of the home… $150k home should prolly skew higher than a $1m home. I sold my home in New Orleans 2% seller, 4% total… was a maddening amount to give away considering the place was under contract prior to the open house.

I gave my mortgage broker the green light to lock in a refi at 2.75% if that rate became available. I went on about my business, and got a call from her a few months later that she had locked in my 2.75% refi rate. Not that I couldn’t have done that myself, but I had other shite going on and she completed the task I asked her to complete. I’ll save 100x over the life of the loan vs what she made on the refi.

Not even a little mad.

generally around 5%...being 2.5% to each agent. Start at 2.5% and negotiate down if you feel it is worth it.

I recently bought a home in the last year and I believe the sellers agent got 2% and my agent got 2.5% or something like that.

Ask them to pitch to you their value proposition. If they can't show that they are adding value to the transaction other than putting it on MLS and Facebook pictures, then they aren't worth the higher commission.

In the residential world, it's mostly a convenience factor to have a realtor sell the house.

Wife is. Going rate is 3% on one side and often now 2.5% on other side.

Your selling agent will likely go for 2.5% with broker approval. Going to be 3% on buy side. Of course it is your peragative to go 5%. Agent will typically put it in the notes at 2.5% on each side. The bigger firms are holding their ground at 2.5% and some at 3% on their side.

Just ask and have a frank discussion. Definitely not the first time they have been asked this question.

this is pretty much the most common nowadays...

buyer's agents are now having to procure their own commission, but for all intent and purposes, things are still going the same as they ever have, with the seller's agent negotiating a commission, then splitting that with the buyers agent, which more often than not is a total of 5%, with that being equally split between buyer and seller agents in the transaction...

of course, all of this is negotiable, but just remember you get what you pay for, and this market is a lot different than a few years ago where all you had to do was put a sign out front in the morning and by that afternoon your shite was sold... the market is tough right now, so having someone with some knowledge very well could bring you a higher rate of return on the sale... doing it yourself, while you think you are saving money, could leave money on the table

3% is pretty normal but lots are taking 2.5% right now.

So, You wouldn't be overpaying at 3% if they're good but you could probably get 2.5%(5% total is normal for buyer+seller).

Worth every penny if you have a good agent imo

Yikes. Realtor fees used to be 7%

Broker got 3.5‰. And lister, seller got it split 3.5%

Sold my house myself (just posted it on zillow and put a sign out front) and offered 2% to any realtors that brought me a buyer. I had multiple offers and my house ended up selling for $395k. I'm a cheap bastard, so It hurt me to give them even 2%.

I did make that realtor do ALL of the work if you want to call it work.
