The vacation rental company warned that it expected moderation in year-over-year growth in its key “Nights and Experiences” category, relative to the current quarter.

It also cautioned that it was “seeing shorter booking lead times globally and some signs of slowing demand from U.S. guests.”

The company also said it had removed more than 200,000 low-quality listings since it launched its “quality system” more than a year ago.

This seems like a good thing.

I just checked out of an AirBnB in Colorado yesterday. The lady was a “Superhost” and yet I was underwhelmed.

Yea it is. It's also more inventory hitting the for-sale and/or long-term rental market so it's good all around

I have airbnb'd in Savannah a few times, and once in NOLA, really nice places, usually a side area attached to a historic old timey property. Never had a bad experience, but we were also specifically looking for nice places, not trying to find a discount. I suppose if you go looking for cheap and shitty, you'll find it.

“Nights and Experiences” category

Tell me more about this. What sort of experiences are we talking about?

What?

There is an inventory shortage and one of the contributors is houses being turned in STRs.

Used it the last few times in the Florida Keys and found an absolute gem in Key Largo that is nearly stumbling distance to Jimmy Johnson’s place “The Big Chill.”

I know I’ve went back to hotels due to fees unless it’s a week long stay

I’d have to do the math on repeat renters to specific locations. I have an Airbnb and most of my customers are repeat but originated via anirbnb and contact me directly now. Also my Airbnb profile pic is the same as my FB, so people just find me on fb now. Keep in mind most of my renters are work crews. Not your average family traveler

The last three I’ve rented have been completely unacceptable in terms of quality and cleanliness.
My family is done with them.

Used it 4 times, all for larger family gatherings and it was great because you could split the cost amongst 10-15 other people and the hosts were great, they only asked you to take the garbage out. Trying to use it for just my family of 3 or us and another couple isn't worth it at all. It costs way more than a hotel after you add in the fees.

Maybe they should stop with pricing that doesn’t show the actual price.

Unless I'm staying somewhere in which houses/condos/apartments make more sense, I'm staying in a hotel 100% of the time these days. Once you include the fees, it tends to be far too expensive for what it is, and then you have a list of chores to do on top of it.

A house in the hills of Napa or a villa on the coast of Italy? Sure, AirBnB still might make sense. But for a standard stay? Juice just isn't worth the squeeze anymore. Too many wannabe real estate moguls leveraged to the hilt who think the world owes them something.

For those that have had bad experiences is it with Airbnb's specifically or with all short term rentals?

I have had nothing but great experiences with VRBO but have never been fond of Airbnb. I hate the idea of being in a strangers house with their stuff in fridge, freezer, closets, etc.

I'm much more comfortable with staying in an investment property where its obviously not the owners primary residence. We prefer this route over a hotel.

Same. I’ve stayed in them all over the world and have never had a bad experience.
We rented a 3 BR apartment in Paris this last spring and it was so much better than a tiny hotel room.
Same in the Monterey Peninsula. For the cost of a hotel with one room and one bathroom. We had a 3/2 house with full kitchen and laundry.
