A decent HOA can provide a lot of value.
I seriously think that cameras in these entry/exit points are going to be needed. They aren't that expensive anymore.

Northern AP and southern EBR are kind of the hot part of the metro for real estate. This is definitely a nicer neighborhood even though I don't like the format very much.
Front facing garage doors annoy me.

Did you deliver for Pizza Hut Back then? If so we worked together. I was delivering outta Pizza Hut at 4343 Nicholson from 96-99, that was during the time when that fancy private hood was built back there. Just a handful of big arse houses back there. I remember the day the gate was turned on and we started having to call. What a shite show.

My mom used to live off of Oakland in the 90s before all of those other neighborhoods were back there.
Used to be long distance to call her house from EBRP
