An adjunct to this is that FEMA is “readjusting” premiums to any territory that floods.
While needed, I’ve been hearing stories of rates jacked up from 500/yr to 7000/yr for a property. That tells me that FEMA is getting in on squeezing the supply.

The wealthy are able to borrow money at less, and invest money at more, than the rest of us. It's been like that as long as money was available to borrow and invest.
The wealthy used to understand that in order to not get their heads cut off, they needed to throw out a few crumbs, and they needed to stay out of certain areas of American life. Some things - like middle class homeownership - were too important to try to squeeze.
But now the third and fourth and fifth generations of wealth are here, they haven't worked a day in their life, they don't understand the social contract the rich have with everyone else, and they just want to do whatever they can to add another zero or two to their wealth.
Only way I see this stopping is... well... cutting off some heads again.

We wonder why kids are turning to socialism, and then our companies constantly do shite like this.
I've said it before and I say it again, the pressure to value short term gains over everything else (including just basic ethics/morals and customer relations) is crushing capitalism.

Contracted in early 2021 for new construction in the Heights - 750k. Supposed to be completed in August. It was about 90% done and they kept postponing the closing. No communication, etc.. Come to find out these frauds have done this in the past - take the deposit, sit on it, delay closing and hope the buyer won't fight back and lose deposit and eventually move on. Same house was on the market for 850k in Jan. 2022.
In the interim, had to find housing, short term storage etc and was in constant limbo since I could never get a hard date.
Sued them and found another place. Recently settled. Ended up finding out that the builder was advertising it under the table even though we still had a contract. We found out the builder entered into another contract while my lawsuit was pending. Unreal antics.
