Trying to take my wife for a little long-overdue trip in October. Hotels in the historic sector are 400-500 just for the middle tier ones.
Any advise about where to stay, where to eat, what to do -- all greatly appreciated.

Stay in Mt. Pleasant. Close by and also a beautiful area.

Try the Francis Marion Hotel near the College of Charleston. We've had good luck there.
Also, Travelzoo recently had a promotion with the Mills House Wyndham on Meeting St that I know included weekends through fall. Check that out and see if that is still on and what the rates are. I haven't stayed at that hotel, but I've used Travelzoo vouchers a ton.

We AirBnB’d it last time we went and there are a lot of nice places that are close to everything and are extremely reasonable.

It’s also when the eye candy is more than most men can handle.

We like to stay at the Vendue. It is in a perfect location and they have a couple of nice bars , including one on the rooftop.
Someone mentioned the Francis Marion Hotel. I have stayed there too and liked it. It is a nice hotel on the campus of the College of Charleston. I like the Vendue better because it is right in the middle of everything whereas the FM is a few blocks off the beaten path. It may be cheaper though.
Favorite restaurants include FIG, SNOB (Slightly North of Broad) and the Peninsula Grill, but Charleston is a very good restaurant town and there are many excellent ones.

Hotels downtown are always expensive any time of year.
Most expensive Days Inn I've ever stayed at my life ($200). If it's pricey get a nice one, you won't regret it.
Hotel Bennett was one of the best places I've ever stayed in my life.

I second Mt. Pleasant. Downtown Charleston has been like that for a few years now. Not really any avoiding it.

Could spend a few days in Charleston proper. Then stay outside at some of the local island/beaches. It’s what I like to do

If you're looking to spend most time in downtown Charleston, Mt Pleasant is not a good idea unless you have a car. Old Village MtP is a good place to walk around, especially the Pitt St bridge.
The rideshare situation there is not great like anywhere else so IMO it's a gamble and not worth the savings.

The gf and I are heading there on Friday for a long weekend. I saw the flights were cheap and booked without looking at the hotels, but I found and airbnb a little north of downtown for $140 a night. The hotels in the historic district were all at least twice that.

The Dewberry is one of my favorite hotels in the South.

Take a tour of the historic area. Possibly do a walking tour if the weather is good. Tremendous history in the area.
Review information on a number of the museums in the area. You can spend days in the museums, and it’s worth it.
Book your restaurant reservations well in advance. We love The Ordinary for seafood. There are a double handful of restaurants in the area that can claim to compete with any in the South. Husk has been a stalwart for years. Haven’t eaten there in a while, but I presume it’s doing well despite an ownership change.
Others have been there more recently than me can chip in on which restaurants are really doing good. FIG always stands out. I want lunch at Rodney Scott’s next time we go.
Walk or use the pedicabs to get around. The scenery in the old town area is just too good to miss.
