Oh, I missed that part. You can’t do a refinance for more than your property is currently worth, so that option is also off the table.

Keep your existing mortgage and do a Home equity loan for $260k. You will have two separate loans but obviously keep your 3%. And don’t pay points.
A lot of banks provide fixed rate home equity loans. The money is provided lump sum and you pay interest on that amount, much the same as a fixed rate mortgage.

Yes it is. The minimum payment on any credit card is part of the calculation.
If rates drop below 5% it’s going to be a feeding frenzy again. Pick your poison.
Extend your stay in SD. If I didn’t have family in LA I would definitely never go back.

I have lived in Greenville since 2014. It did used to be pretty cheap to live here, and then COVID hit. The last time we paid rent was late in 2019-$995 per month for a 2 bedroom apartment about 6 miles out of downtown. That same apartment is currently going for $1600. It’s still not bad, but I think everyone thinks of Greenville as cheap which just isn’t the case anymore. Downtown you are probably looking at $2500-3000 a month for a 2 bed.
I used to work for a mortgage lender and my job included dealing with your specific scenario. I don’t know specifically about Louisiana, but in almost all states you can add her to the deed so it is both of your names (joint tenants with a right of survivorship). Leave the mortgage in your name. If something were to happen to you, she would be sole owner of the house, and would just have to provide the deed to the mortgage company. She would become a ‘successor in interest’ for the mortgage. This means she has full access to the mortgage account etc and can do anything with it (as if she was the borrower), but it would not actually make her liable for the mortgage debt.
It’s unbelievable. We got a quote to do a partial renovation of our kitchen which was mainly taking out a non load bearing wall between kitchen and living room. Keeping all appliances and 80% of the cabinets and adding a 5 foot island. $42k. Planning on saving for a down payment and moving in a few years. Worried everyone will have the same idea though.
I wouldn’t, they usually close the aircraft doors about 30 mins before departure for long haul international. I would never book anything less than a 1.5 hour connection for long haul but that’s just me.
When you wrote this did you really expect people to believe it ? Does 25-30 per month sound realistic to you ?

I just switched from GEICO to Progressive. GEICO just kept hiking rates every time. Progressive was 35% cheaper for the same coverage, and home insurance was $50 cheaper on the year for better coverage. I’ve never bothered to shop around but enough was enough.

Sad but true. The average new car transaction price in august was $48,301. The average American salary in Q2 2022 was $54,132. What a world we live in, people are up to their eyeballs in consumer debt.
I don’t think so. Congratulations to anyone that renovated before Covid. We just had estimates to do a partial remodel of our kitchen and living room, and to build a covered porch off the back of the house, and they were absolutely outrageous.

Terrible comment. A 20 year old unit will need to be replaced almost immediately. 5 year old is good. Any buyer/realtor with a pulse knows that.

I second Wengen. Been a few times. Wengen always felt like the most convenient location- you can get to all the other locations (Grindelwald, Lauterbrunnen, Murren, Kleine Scheidegg) pretty easily from Wengen, and it’s half way up so has great views. We always stayed at the Alpenrose hotel, but the last time I went was 2012.
