During the most recent reappraisal process, which concluded this spring, property values jumped by a median countywide increase of 45%.

That dynamic was especially intense in the city's honky-tonk district on Lower Broad, where increases of 300% were common.

The 26.64% property tax rate increase approved this year by Mayor Freddie O'Connell and Metro Council pushed bills higher, too.

frick the government.
It’s a locust that consumes everything in its path and leaves behind 2010 Detroit.

Hope he has a ledger of the neighboring businesses and what they pay in property taxes.
This has discrimination written all over it.

. Also the "assessed value" malarky
Insurance companies are also using that overinflated value to make people pay for way more coverage than they need. I could rebuild my house twice for what they are forcing me to carry as replacement value. They also put my contents at $450K. I wish I owned that much stuff.

I mean all taxes suck, but at least with income tax or sales tax you can generally plan. You know roughly what you'll be taxed on income (hell they do it for you each month via withholding) and can change what you buy.
But with property tax some random bureaucrat with no accountability can just jack up your assessment by some random factor, and you have no way to plan or really appeal.

The subsequent owner will be subject to the same dollar amount. They will just have to have a business that brings in enough money to pay the $600k tax bill. So, this establishment will be demolished and something will go vertical in its place to generate enough revenue to feed the infantile alimentary canal of the rapacious government.

That’s what I’d like to know. I hope someone with deep pockets helps him pay this, and he takes the city to court. I would love to hear their explanation on how they came up with this figure. BTW, people need to be challenging tax assessors a lot more, It is clear that stuff like this is going on anywhere they think they can get away with it.

The county is facing 15,000+ appeals of the new property tax rates.

And this is why people in govt office need to have their meetings notes/calendar available to the public.
There is a reason for this being done, to push him out, and that 100% needs to be known.

Bingo. We got hit by a tornado in 2025. Our deductible was 2% of the “value” of our policy. I wish I could sell my home for what insurance valued it at. It would be sold tomorrow.

Yea the city is saying that piece of property would sell for 35 to 40 million dollars so that it is the rate they are taxing it on. Pretty crazy.

Let me guess. Someone has plans for developing it, and he doesn’t want to sell it.

All to fund public schools you can’t send your kids to, police that have 45 minute response times, garbage that misses pickup, etc.

So an unrealized capital gains tax?

Nashville is quickly becoming one of the worst large cities in the south. It’s amazing how quickly it’s happening.
So many states think it's such a boon to have the entertainment industry locate there... but you'll pay for it. It may take a while, but inviting California in has California consequences eventually.

That all works until downtown traffic dips by 10% and the investment prospectus start to get less sunny.
