We should just build interstate overpasses a bit higher, and put apartments for the homeless underneath.

It would be great for the windshield and car wash business.

This would just be more low-income housing. Middle class people aren't going to live in the project

Exactly.

Short of kidnapping them, there will NEVER be a such thing as "mixed income social housing units".

People with choices don't live with people who lack choices. That's just reality.

Can one of the resident RE guys give us an average useful life of a newly built housing unit? I would love to know what kind of replacement costs this would be after these structures need repairs and replacement plus inflation.

You nailed it in that replacement/refurbishment costs would be big, in that the government would have to own the property. Otherwise many of them would be so trashed after 5-10 years they would be standing empty as they’re basically unlivable, and the owners have no incentive to do the proper maintenance.

Houses which aren’t under power deteriorate faster than most believe.

I recently looked at buying one to flip, and after 6 months what looked like a laminate floor with less than 5 years life looked like a wave pool. Mold had started up in places. Just a mess.

Why doesn’t he devise a plan to buy Detroit? I’m sure it would cost 75% less than 2.5 trillion. Move all the homeless and freeloaders to the beautiful north.

Those 4 words have something in common. None of them have any objective standard. They are all extremely relative.

Even better...

quote:

Sanders’s plan seeks to invest $1.48 trillion over 10 years in the National Affordable Housing Trust Fund to build and maintain 7.4 million “quality, affordable and accessible housing units

Maintaining houses is scary at that scale.

How much you want to bet those safe and decent homes won't be so safe and decent after a few years?

Correct. People that don't work and pay for things, have no investment in them, etc don't appreciate them and don't take care of them. This will be what housing projects are.

American housing projects have done so well in the past, and I'm sorry I can't move my family to Cabrini-Green.

Sounds like the projects.

Oh, that's the fricking projects.

We just didn't do it right the last several decades, amirite?

I have met several homeless and have seen them helped many times, but rarely do they want the housing or job? Many are homeless because they don't like any structure, or being under anyone's thumb.

Also, you will see many times where this is done they tear up the housing they are given. This is a disaster waiting to happen and another drain/strain on our country.
