I saw the writing on the wall a year ago. We had a complex in southern California that rented 2 bedroom 1000 sf apartments at $2800 and a 3 bedroom for $3500. The tenants started getting antsy and we sold it.

And mostly really well off tenants. Mostly professionals and one actor and maybe 2 writers.

Sold it for several million on a pocket deal. Never even needed a MLS. Thank goodness.

Most landlords and property owners cannot hold out for over a year with no rent coming in...

FIFY. I understand your statement to me assuming the landlord "is doing okay" is the wrong thought to have, but don't change the context of my post to fit your reply and make it seem like I don't care about the landlord.

If only it were that simple...proof is on the landlord to prove any and all accusations of "non essential spending by tenants"...including who owns the boat(s) and who paid for the boat(s).

No, they do not have to show an active effort for employment during covid.

What really sucks is my wife has interest in 2 sections (1280 ac) that will be going for sale with mineral rights right by Odessa. Ready for development or whatever.

I hope Blackrock or some commie group doesn't buy it.

Yes, the landlord has to repair anything broken in a timely manner whether tenant is current or not.

This landlord doesn't want to do anything about it himself. He's going to the news to cry so he can avoid risk, confrontation and cost hoping YOU will do something about it. Just like most on here don't want to put themselves at risk. They want to whine hoping someone else fixes their problems so they don't have to feel uncomfortable.

So again, You act like a bitch and you will get treated like one. Republican leadership are a bunch of bitches and frankly so are many of the voters. Change my mind.

What's the landlord supposed to do? He's in a no-win situation. Go confront the tenant and whip his arse for not paying? Might make you feel better for a few minutes until the cops show up and he gets to add bail and legal fees on top of mortgage, insurance, property taxes, and maintenance on a property he hasn't been able to collect rent on for a year and a half. His only hope is that media coverage may turn enough public support against the eviction moratorium that it puts political pressure on Dems to end it or risk losing seats in the midterms.
