re: Landlord out $24,000 in rent due to eviction moratorium, says tenants buying boats

I saw the writing on the wall a year ago. We had a complex in southern California that rented 2 bedroom 1000 sf apartments at $2800 and a 3 bedroom for $3500. The tenants started getting antsy and we sold it.
And mostly really well off tenants. Mostly professionals and one actor and maybe 2 writers.
Sold it for several million on a pocket deal. Never even needed a MLS. Thank goodness.

This thinking is what got us here.
Wrong is wrong. If the feds want to help, they should help everyone.
Pay the damn rent for the guy. Don't stiff one person.
It is morally wrong.

This mentality is why I fully support all landlords throwing these fricking deadbeats out on their ear... Respect has nothing to do with paying your damn bills...

Communism says the landlord and tenants should own the same and that is nothing. There should be no private ownership of property.

Well, what if I told you that this is where the current administration would like for us to arrive with the quickness...
Most landlords and property owners cannot hold out for over a year with no rent coming in...

FIFY. I understand your statement to me assuming the landlord "is doing okay" is the wrong thought to have, but don't change the context of my post to fit your reply and make it seem like I don't care about the landlord.

If only it were that simple...proof is on the landlord to prove any and all accusations of "non essential spending by tenants"...including who owns the boat(s) and who paid for the boat(s).
No, they do not have to show an active effort for employment during covid.

What really sucks is my wife has interest in 2 sections (1280 ac) that will be going for sale with mineral rights right by Odessa. Ready for development or whatever.
I hope Blackrock or some commie group doesn't buy it.

Yes, the landlord has to repair anything broken in a timely manner whether tenant is current or not.

Such an internet badass we have here
Has nothing to do with being a badass. This is the republican problem. You come on here and cry about your rights being taken away, lament that "muh country is gone", cry to a news outlet "my 36 rentals aren't paying!". Then you stick you thumb straight back up your arse and say "I'm too busy with my kids and job to get out there". My tenants pay their rent and the ones that tried to pull this shite don't live in my properties anymore. It wasn't fricking easy or pretty or cheap but it sets a standard. People will do this shite if they think they can get away with it.
This landlord doesn't want to do anything about it himself. He's going to the news to cry so he can avoid risk, confrontation and cost hoping YOU will do something about it. Just like most on here don't want to put themselves at risk. They want to whine hoping someone else fixes their problems so they don't have to feel uncomfortable.
So again, You act like a bitch and you will get treated like one. Republican leadership are a bunch of bitches and frankly so are many of the voters. Change my mind.

landlord has to pay for the HVAC repair even if the renter is not paying rent

pull the disconnect on the HVAC and refuse to fix it
drop a bucket of baby copperheads in the front door and drive away.

What's the landlord supposed to do? He's in a no-win situation. Go confront the tenant and whip his arse for not paying? Might make you feel better for a few minutes until the cops show up and he gets to add bail and legal fees on top of mortgage, insurance, property taxes, and maintenance on a property he hasn't been able to collect rent on for a year and a half. His only hope is that media coverage may turn enough public support against the eviction moratorium that it puts political pressure on Dems to end it or risk losing seats in the midterms.

Here in Colorado, you could be sued by tenant and they would most likely win.

Law or no law, this shite would not happen to me.
There is no way in hell I would allow someone to live free in my property.
