I'm thinking some thing is up. The Martin building cost was roughly $280 Million. $2.5 billion plus $280 mill doesn't add up to $3.1 billion. It's almost off by half a billion

No reason to lower rates? Why not? What are the reasons to NOT lower rates? It damn sure isn’t inflation or tariffs.
