Insurance companies have to give a 30 day notice in CA if they are canceling your policy for anything other than non-payment.

However, all of these carriers that are pulling out of California do it as a structured withdrawal. They handle everything as "non-renewal" That means that they give people 75 day notice that they will not renew their policy (most states it's only 60 days). The person can then attempt to obtain new insurance on the private market. If they are unable to obtain insurance then they can get insurance through FAIR although it would be at a premium price. California FAIR covers brush fires/wildfires.

This is true in areas in California due to the high probability of fires. I know of an entire neighborhood that cannot get coverage on their homes and have to just roll the dice. I’d not be able to sleep over something like this.

There is always a notice with cancellations. May not be more than 30 days or so, but there is notice. You don’t need a quarter of a year to find another company. You want to live in a high risk area and be insured, you gonna have to pay. Someone said California has a market of last resort, so it’s not like it wasn’t available.

If you don’t want to pay, you just don’t have insurance. That’s the risk. That’s the whole point.

I work with properties across the country and with carriers pulling out of some states (CA, NM, FL, etc.) it can be rather difficult to find willing insurers on high value properties. For example, I had to piece together coverage from three companies for a $5MM property in NM. Total premium was just over $400,000 and that is not a typo. Some folks decide to self insure for various reasons. I’m guessing James and others decided to go that route due to astronomical premiums.

This. It’s not that the homes aren’t uninsured, it’s the fire peril coverage has been dropped likely bc the state and area has been warned they’re in a fire hazard and they’ve done nothing to mitigate it.

Guy I worked with didn’t have insurance on his house when it was destroyed during Katrina.

Home costs are so high in that area of California that a purchaser can do better investing the several millions of dollars the home cost and making monthly mortgage payments than they would by paying a few million up front on the home purchase.
