What happens when I show up with a tenant and a signed lease notarized. Tenant says they were working out of town.

Don’t give a shite what US. Law says , state law says this is unauthorized entry of a dwelling , and if you broke the locks or any doors it’s criminal damage to property you get two charges . Let them try that shite in Louisiana .

Yeah sounds like more states need to tidy up their laws here to protect property owners

Nope ..not easy at all. Show the police any belonging that belong to your tenant in the vacant house that the squatters now have their belongings in as proof...no belongings inside for your tenant..they get to stay.Oh and don't say you have a signed and notarized lease...the cops will say that is a civil matter and ask you to leave and start the eviction process..

I take it to mean that the government wants legitimate property owners to pop off on squatters so they can label them racist domestic terrorists. Eventually, it will come to a head.

Do what the Fbi would do. Hit them at 3 AM. Kick in the door and go in with numbers, bulletproof vests and helmets. Beat them within an inch of their lives; handcuff them all; throw all of their shite in a moving van; take all of their shite, and their handcuffed bodies to a Wal Mart and drop them in the parking lot.
Then leave Moose and Rocco with AKs to stay in the house until all is sorted out.

Yeah, in some states, laws are like that.
Luckily, the US can quickly and effectively change that by simply changing the laws.
Unluckily, our congress is utterly useless and likely won't do a damned thing.

I’m not Rambo and have rental properties. Had a squatter. Let’s just say he is evicted without the long drawn out process. I am pretty sure the paying tenants will warn others that it would be a terrible idea to go there.

A color revolution is in progress. How far it goes, we shall see. They have empowered all the groups that feel marginalized. Those are the foot soldiers that are fighting for the Marxist left. They must take power, assets, control from those (conservatives)that abide by laws, pay taxes. They must force the other side to react in order to get this thing popping off to the next stage. Then the foot soldiers have their excuse to take fighting to the streets or the gov't has their excuse to go door to door arresting the opposition and seizing assets.
