I have a man cave on the ground floor that is around 850 sq. ft. and it has the following:
Lots of free weights, a couple benches, assorted weight bars, dumbell rack with weights, assorted exercise machines, etc.
Two dart boards hung to official specs. with proper lighting, scoreboards, out charts and an assortment of proper darts for guests to use if they don't have their own.
Stereo equipped with 5 disc CD, turntable for the vinyl, cassette player for the hundred of old tapes I have.
A 46 inch HDTV with the sound hooked into the stereo and hooked up to cable.
Large sofa with reclining ends.
Beer fridge stocked with about 3 cases of beer at all times and assorted sodas, water, etc. for set-ups to go with the liquor on hand.
A full bath with commode, sink, clawfoot tub.
A storage area for shelving to hold all the canned goods I put up from my garden and the stuff I buy in bulk from Costco.
All my fishing gear is also in the man cave.
It is climate controlled by a 23K BTU window unit and a stand alone gas heater built to look like a fireplace.
ETA: I have it set up for a pool table and have the electrical connection already in the ceiling for proper lighting but since my eyes now require bifocals to see, I decided against getting a table. Playing pool with bifocals is quite challenging and takes a game I was pretty good at and made it frustrating to play.

You basically want to model your man cave after Shelby Foote. Anything else is just a playpen!

Love listening to him when he was highlighted in Ken Burns documentary series "The Civil War".
That baritone southern drawl of his was easy to listen to and his knowledge of the Civil War is well known. I have his two book series on the war and have enjoyed reading them.

Id have a smallish bar, just big enough for the bottles of booze, and area to fix the drinks (icemaker would be a plus), and a jukebox. If there's room, I'd go with either a foosball table or ping pong table. The first two options are a must, IMO. The last two are more of a "if possible" suggestion.
