Questions to ask when considering buying hunting land

Looking at some property for hunting in LA. It also has a stocked pond.

What are some questions I should be asking the current property owner?

I’m not sure asking the owner is really much help. You need to resolve a lot of things on your own and to your own satisfaction. Access, survey, soil quality, neighbor quality, road noise, availability of utilities, timber value, improvement value, income potential, condition of the pond dam, are just a few things.

Definitely get to know the situation with neighbors and don’t trust the current owners assessment.
Meet them

Flooding can be an issue
Any dumping ever happened there?
If there are roads, do they have issues with passage?

Oh... and what sort of game do they see on the land?

Stocked with what? Bass? Bream? Old power company transformers leaking PCB's?

The counter-argument is that it is risky letting the neighbors know the land is for sale.

If a would-be buyer calls me to ask about a neighboring tract, I’m lying through my teeth and then driving straight to the bank.

Also if they do not have a current survey, add that as a condition to the sale. the property i bought had some acres in question, a up to date cleared that up. It also showed me all my corners no questions ask.

Echo so of the other guys
Drive around look at makes and get a fell for neighbors
If you can go walk property now, it you should be able to see how dry the place is

If you plan on putting camp or house how hard will it be to get water power (Permit process, i am told its alot harder in La then Ms) i am building in Ms and its really easy

if you are borrowing money use a land bank, i used Southern Ag really easy to deal with and good rates. They have in house appraisers that know how to appraise land.

Any restrictions?
Any easements?
Any pipeline easements?
Status of mineral rights?
Access to water and utilities. Running a power line can get expensive.
Any liens?
Any grazing or other contracts that will be in force after the closing.

depends on the location of the state too I'd imagine. Something to consider, somewhat different levels of, and frequency of, certain wildlife (to a degree) in south La and North La.

If you can walk or ATV that perimeter and see what is going on the other side of the fence. Try to figure out what the neighbors are doing. Is there a hunting camp next to you that hunts the hell out of the fence lines?

This. I bought 298 acres along a river 6 years ago in SELA on the SWMS border. I made several trips to the property before buying to walk the property to check for deer, hog and Turkey signs. The 3 trips I made to the property was done in 4 days because it’s in an area a little less than an hour away from the Baton Rouge area and only 38 minutes from my home and knew it would sell fast. Also viewed satellite images of property and survey the owner provided.

Take what both the seller and neighbors say about the property with a grain of salt.

Luckily the owner I bought the land from was an elderly, honest gentleman. He showed me pics of deer abd turkeys killed on the property by he and his buddy from the previous seasons. He also sat and showed me on a map of the area who owns what properties around there and shared interactions he had. The majority was owned by a timber company but his sister also has 298 acres bordering my property across the river, which she lets me exclusively hunt because I keep an eye on her property. She asked me the other day if she decides to sell in the next year would I be interested in buying and I said yes. So we signed a contact the other day where her portion will be sold to me and closed on Jan 1, 2022.

It’s just been a blessing and one of those specials situations where I was lucky to find the right property. I’ve been very fortunate. Probably the best hunting property in that general area. Not as good as where my brothers and I own property and hunt in Tensas but definitely in the upper tier of SELA. I bought this place because it was getting hard to get to NELA every weekend because of the drive. I had taken on more responsibility at work and just didn’t have the time or energy to get up there and hunt as much as I wanted to there for a couple years. With the place in SELA, if I want to start work late to hunt a morning on a good day or leave early and hunt the afternoon on weekday I can.

He is buying hunting land in OK and selling in LA. Appreciate the info. Going to see it next weekend.
