Just allot of cash to invest in flood prone river bottom and still be in a lease per say as you are not insole control. I am sure it does make sense for some though....

I bought 130 acres. 70 acres 12 year old planted pine 60 acres natural hard wood. Several drains run through property feeding a larger creek that runs parallel to me.

Absolutely nothing like hunting inside the levee. Also, the investments have been solid over time.
I'm like a few others in that I don't wish to flood. Just a big pain in the arse.

No, I'm on Mississippi side in the place I've mentioned in this thread. I have 33% interest in a place we lease out in South Concordia parish. No turkeys on that place so imo it's less than ideal.

Many land owners / planters have been on a 6-7 year run of great yields / great prices.

These "investments" will not hold over the long term...when the next ag bubble hits, the equity investments go south....quickly.

You have to look at it as a place to sink your cash so that you and your family will have a world class place to hunt, fish and hang out with friends.

Don't be fooled by the old line "the last share sold for $xxx,xxx!!


All that said, I will probably purchase a share one day - but I'll know the risks getting in.

Also - there are shares for sale at lookout point - you get your own camp and all the amenities the OP listed - so do your due dillifence!!

I hunt in a place inside the levee off Dolorosa Loop Rd, S of Natchez. Yes it floods, but that's part of the equation of why it's so good. When the water is out, the deer are in. When the water is in, the ducks are in. It's a wildlife haven, for sure.

is there a pro-forma available? any base payments included for the farmable land?
what is the corporate structure: subchapter S, C-corp, LLC, etc?
a lot of these usually work out pretty well as long as someone is running things that has good business sense.
ex: the coastal club. i've hunted there several times and it is really well run. but all the stock holders i've meet are not "stupid" and know who to listen to when it's decision time.

Also, the lump sum government payment has been issued and divided among existing members at time of payment. There are a few guys in there that practically got paid back there initial investment. Sweet deal

It's no bigger risk than the stock market or your 401k. These equity club's bubbles have not been as bad as ag land. With that being said Ag land has always gone up. There may be dips but the bar keeps getting higher. They aren't making land anymore. Plus it is getting harder and harder to find land inside the levee.
