Whose name is the lease in? Is it in an LLCs name that you control? Start a new LLC, get landowner to sign lease with new LLC, tell them the club lost the lease and start over.

Or tell the problem people that they’re a pain in the arse and not welcome to rejoin next year.

Start another club with the ones you want.

Seen it with some buddies that have hunted 40 years together. Same core group and they've moved about 3 times... as much as half the state away. New camp, better lodging, feelings get mended quick and food (drink and hours) stays much the same.

It all depends on the set up rules and who owns the land and who is in control. Good clubs have rules so that:

1. Membership is screened

2. Management is in one or two or a committee of people but all get to say who is in or out with 51% or more but less than 75-% to to get in or be thrown out.

3. Clear rules on what members are expected to do and not do.

Too many clubs operate like a few select members get all the good and the rest get all the scraps. While all pay the same. And too many others give everyone an equal say but not equal work and rules so changes can’t be made when needed.

We’ve had a club I got 20 years ago with a friend who’s older. One member just had no regard for anyone else. As an example, he put his name on a tree and 3 years later didn’t have a stand put up, so I told him he had one year to get a stand up or someone could have it. Someone finally took it and he became completely unhinged. Said it was his spot and told me “I don’t care about anyone else I care about me”.

The other member would drive his four wheeler through the middle of the club at daylight and refused to stop when asked, or to take the shortest route to his stand. When someone would call him on it on our group text he’d just call them chicken shite and say he’d do what he wanted. He’s the one that got out today thankfully.

These are just examples over the last 20 years. Multiple run-ins and I finally told them today that it was no longer a democracy, which I tried to do for 20 years and it didn’t work. So he just got out.

The best clubs have a benevolent dictator. And personal stands are a bad idea.

We have a bunch of club owned stands. We can also put out personal stands (as long as they don't interfere with the other stands). All personal stands must be removed by the weekend after hunting season ends.

We will do a "draft" for the club stands before the season starts (every paying member gets 1) and then the club owned ones that aren't selected are are free to be used by anyone.

We all get along really well though, so there is never any real issues.

lol I remember one time going to look at a lease and the rules were 4 pages long. I shook my head wondering why they needed to spell out things like.
Carcass must be hauled off within 4hrs of cleaning
Gut bucket must be rinsed
Hunters must stay in stand till 9 unless emergency

When my stepdad was alive, he was the dictator and everyone knew it.

We have nothing but personal stands and have never had any issues.

I was in a club for a few years to give the kids more areas to hunt . I got out 2 years ago and we strictly hunt our place at home now.
The grown men that act like kids over a deer or deer they saw on camera took all the fun out of it. The kids didn’t want to go anymore. The club was poorly managed and had way too many people. There’s a reason they look for members every year .

So two of my problem children got out. I had to cancel an invite for one member that's just been a prick for 20 years. It was time, and he crossed a line I won't tolerate. I've heard he's "going to Weyerhaeuser" with one of the former members to try to get them to take the lease from me. Here are the details.

An LLC that I own leases the land, and I am the point of contact for the contract. It is me and my wife on the LLC. I have broken no rules that are stipulated in the contract. We have no written legal agreement of violations and punishments for our club. I've managed this property for the 21st year now and have had zero issues with the timber company. What is everyone's experience when a disgruntled member goes to Weyerhaeuser? I think they're just going to ignore them.

The company we lease from won’t even talk about specific leases to anyone but the license holder.
