We're going to Dune Allen in three weeks. I just hope this doesn't turn into a massive evacuation and we have to leave our home. That = suck.

I have a condo on Okaloosa Island rented for May 29th-June 5th. Contacted the owner and was told that they did not know if the oil was going to impact that area but they would refund my deposit if I wanted and that they would give me up to the week prior to check-in to cancel.

if I wanted to hang at a pool, I would check out some resort closer to my house...the beach is the main attraction...we spend most of our day out there.

This. The smell of oil on the beach next to me in not appealing at all. I can go to Fourchon for that. I'm going to wait this year a little longer to book. Hopefully they will get this thing stopped from leaking and get it cleaned up by June/July.

OUCH for the condo owners who count on rental income to make their mortgage payments. And this is going to hit them at peak season.

I own a condo in Destin. The months of June and July account for about 40% of the total rental income for the entire year. Vacation rental condos are not break-even propositions for most owners.

For most owners, like myself, if we lose out on rental income from Memorial Day weekend until school starts, we will not be able to pay our mortgages, much less assoc. fees, taxes, and insurance.

The Florida and Destin condo market is in horrible shape right now and will get much worse if oil hits the panhandle beaches. There have been countless foreclosures over the past 2 years. If oil hits those sugar white sand beaches then more banks and financial firms will be crippled from the glut of foreclosures coming from this disaster.

Just FYI, I do not rent my condo but I am on the HOA board. (Orange Beach) People are cancelling all over the place and we still have no smell or oil. I can not say with certainty, but if I know anything about this beach community I can assure you that this will get cleaned as quickly as possible. Even after Ivan people here pulled together to clean the beach and have it ready for families to come visit. Livelyhoods depend on tourists. I would wait to cancel to see what the next few weeks bring.

We own a house on Pensacola beach and our rental contract says that cancellations can only be made due to named hurricanes. We aren't going to taking the hit because of this

No smell of oil yet. Widespread Panic is in town this weekend and Next weekend is a huge beachfront music festival. Until we actually have oil on the beach I would not request any refunds. That being said all of the big companies, Meyer, Bender, Brett Robinson etc. Are all allowing cancellations without any penalty. They also have the "named hurricane" clause but come on, business or not you can't be a douche. It is not some family's fault that this oil spill happened why should they be punished. AND having rental property is a business, some years are more profitable than others...

You take the hit because you made the calculated decision to try to profit off of beachfront property. Risk/Benefit is business 101 buddy. No business is without losses. It is not a vacationing family's responsibility to shield you from possible losses due to unforeseeable events. You had years which were profitable during which you should have created a buffer to protect yourself during rough years ie. hurricanes. Furthermore, you may have a legal claim to be reimbursed where as a family may not.

I have a trip planned with the RV to Gulf State Park in late July on the Gulfshores Orange Beach line and will make a decision some time next month whether or not to cancel. I already canceled my trip to Grand Isle this weekend but am now kicking myself since it looks like they will be fine. Headed to Percy Quin this weekend instead.

When a person experiences good customer service they tell a few people about it, when they have a bad experience they tell evryone abou it. We have rented a house on the FL coast every summer for 25 years, and had a bad experience with a owner/agent 20 years ago. We still make sure we tell people in the market for a rental to avoid them.

this, holmes. It sucks, but take the hit(s) like a champ, those customers will come back for life. If they don't appreciate it, you didn't really want them as customers anyway....

My boss's wife was thinking about canceling their trip to Destin in July. However, she received an email from them yesterday saying that their regular cancellation policy would not apply. If they decide to cancel the trip the day before there would be no penalty.

Apparently they are worried everyone will cancel their trips early so they won't be locked in, and they won't have anyone to come down.

I'm waiting a few weeks, then I'm going to Priceline the presidential suite at the Sandesin Hilton.

ETA: I have friends in the area and couldn't care less about the beach... I'm a pastey MF
