Worked 30 years all over the US. Winter up north is kinda nice until January 2nd. Of course I was living out of hotels, long term suites, didn't have to do any work or shoveling.

They definitely aren’t moving to Miami as much as they are to Nashville and Charlotte. South Florida has a COL on par with Southern California yet its average wages are as low as Alabama and Mississippi.

Selling an $800K house and buying a $300K one is a great way to fund your retirement. Especially once the kids are gone. I assume DR Horton homes are still built better than most apartments.

Re DR Horton and other mass builders. Some of those homes sell over $300k. Not “expensive” in this day, but do you think those that qualify for those down payment grants, etc. are moving in? It’s wild how these subdivision are being built around good areas (ie Ramsey Lake in Covington, but I think they fought it and won). Obama and HUD made sure to make it like this. You can see as someone else said the cars are already jacked up and multiple families living in. 10 years or so, these neighborhoods will be trash.

I’m going off of anecdotal experience with people I know in the states where I split time like Florida, Montana, Idaho, and NY. Almost every South Florida family I know with means is spending way more time in places like Maine or Colorado.

I'm a Wisconsin guy, and can tell you that people from Wisconsin, and many in Chicago for that matter, are VERY different from NY/NJ people.

And SC got more red the day I moved here. I was a political refugee from Chicago
