We’ll see how much widening I-12 helps. Of course they split the project into 3 phases, with phase 3 (not started yet) representing where the bulk of the traffic was building up.

But good news is the section between Exit 63 and Exit 65 which had no traffic to begin with should be up to 3 lanes by the end of the year.

His best trick was when ever opposition would show up they would table the decision to the next meeting and then keep tabling it until there was a meeting where people weren't able to show up.

That is the STT way. The majority of the corruption in the parish, which is more than most realize, has been in construction, zoning, and permitting.

Like most things La. Is backwards in building Roads, drainage etc before building massive
Neighborhoods,

The worse things happen in the Shithole across the lake the more crowded it will be.

Bruce Wainer has the parish council by their collective balls, and the Jones Fussell firm is his muscle. Last week the council overrode FIVE DENIALS by the zoning commission of Wainer requests along 1085.

Percentage wise the fastest growing group has been Hispanics.
White percentage didn’t change much.

Young families from the south shore that want to be able to send their kids to decent public schools. The 45-60 minute commute to work in Metairie/downtown is a preferable option for many instead of having a 2nd mortgage payment to send kids to private school in Orleans or Jefferson.

The problem with Residential development is that it does not generate enough in tax revenue to pay for schools and infrastructure, especially if we’re talking townhouses and apartments. Just being a bedroom community is a recipe for strained infrastructure and ever increasing property taxes UNLESS you zone it for ultra low density SFH’s. Here in Williamson county TN, they recently banned development of any new subdivisions unless the lots are at least 5 acres. Commercial is wide open to attract business but they are putting a stop to high density neighborhoods.

The problem then becomes affordability. People talk a good game about “affordable” housing but NOBODY wants it built near them due to the increase in crime and other issues. Everyone who works in the service industry is driving in from another county because they can’t afford to live here.

So it’s a good thing Tammany is trying to slow this down. Need to give higher end businesses time to move in as they abandon NO.

Every developer with a brain knows to hire the Jones Fussell firm as the go to politically connected firm to get something done. Been that was for decades.

2.5 years ago a lawyer with connections to St Tammany government told me that they are planning for 50,000 people to move into the parish within five years. Maybe someone has the stats on growth over the past two years.

If that is true, where will all these people live?

Im no expert, and my family moved to STP over 30 yrs ago- but i think the answer to your question is simply to move and build further and further and further north…. Obviously not south, since they’d be in the lake.. and not east b/c who wants to live in lacombe.. but north and into Bush, Sun, etc seems to make the most sense to me.. i have no idea where STP ends geographically-speaking though .
