Been through the Research Triangle, loved the area, but there are a lot of town-gown issues to start with and those schools tend to bring in a bunch of Karens as either teachers or spouses of teachers who want the area to be where they came from instead of what it was before they arrived.
If I am moving somewhere for a second career or retirement, I want to be somewhere with lower property values and a general small town feel, not someone trying to turn every area into NYC or LA.

I just recently moved to tri cities area of Tn and compared it strongly to Asheville. Had employment offers in both. COL (income tax and housing) were main deciding factors to put me on this side of the border. Plenty of outdoor recreation and an hour from NC ski/mountain towns. Plenty lakes in the area, hiking, and all the Appalachian cultural stuff for what that’s worth.

That's fair. I'm just glad I don't live in BR anymore. This was a step in the right direction for that reason alone
I really like Cary, but to your point, it ain't cheap. But the vibe there is great if you ask me. Has a much more lowkey vibe than Durham, Chapel Hill, and Raleigh.

NC. Better mountain towns not overrun like Gatlinburg/Pigeon Forge. Casino in Cherokee. Closer to the beach. The downside is living in Eastern time.

I can (and have) be in the Outer Banks from Knoxville in under 9 hours. Asheville and Boone are 2 hours closer.
Hard to go wrong either way between TN and NC. Unless you pick Memphis.

I want to go somewhere politically stable and not likely to do a massive about face in political identity.
Virginia is nice outside of NOVA but NOVA gained so much power that the rest of the state got screwed. NC is getting enough of an influx of the same kinds of people that a flip is possible on the horizon.

Trump won NC in 2020 by less than 100K votes. Trump won TN by over 700K votes.
Take that for what it's worth. We are seeing a lot of influx into East TN, but mostly it seems to be people looking to get out of democratic states and not looking to keep voting that way.
Knoxville is a college town, so there are plenty of liberals, but the county elections are still heavily republican.
