Ummmmmm.. No. $1.5M? Maybe but $5M...

1/4 acre lots in that area sell instantly for over $200k , a developer will pay $3 milllon + for that patch of land.

Would not buy property in Baton Rouge. The city will continue to regress.

That’s a lot of money for a home that has to be completely gutted or torn down completely.

We’re all going to go look at this listing and get the real estate agents super excited that it’s going to sell finally.

You are probably right. It's been on the market for 163 days, when these days homes everywhere seem to be selling for above asking within 5 mins of listing.

You can’t compare an outlier property like this to the average market. There aren’t 1000’s of buyers looking in the millions range like the 250k range in BR.

A friend's family lives next door. No way they are getting that type of money that stretch of highland is going down hill because of the apartments right there. If I remember correctly from the times I've been in this home it doesn't even have a/c. Probably will be torn down.

I’d pay a million to not have to deal with traffic on Highland anymore

Someone will pay too much money (probably not $5 million), tear it down, tear down the trees, parcel out the lots, and build 20 houses on 1/4 acre lots.

So, it's your opinion that property is worth the 5 million price tag?

You have to do something with the bones of that house, I would think. If it was built in the early 1800s, it would be one of the oldest standing homes in the parish.

It would seem silly to raze it completely for some goofy neo-antebellum mcmansion.

The listing says that it has a/c.

Not sure why so many seem to think it needs to be torn down. Unless you're just same rando cookie-cutter developer, I don't think you would buy a house like this with the intention of tearing it down.

Those apartments have been there for decades, and they’ve always been sketchy. They may not get $5M for the house but I don’t think it has much to do with the area declining.
