Very few neighborhoods are worth a crap any longer, north of I-10/I-12 within the City of Baton Rouge

Ending up buying that home. It is close to Florida and Airline north of Goodwood. Neighborhood so far seems middle class with some homes nicer or more upkept than others.

Hopefully people will continue to flip these homes and younger families will continue to move in so my kids have someone to play with as they grow up.

Cool, I'll say one thing I have seen some of the flipped houses and they are pretty cool.

I live in the area and have seen several younger families moving in. House on my street just sold but I haven’t noticed anyone moving in yet.

As others have said, there seems to be a ton of renovations and flipping in the neighborhood. Between the ice storm and hurricanes and covid, it seems like there’s at least a house on every block that’s been redone and has a new roof

You live in the top northwest portion of the neighborhood? North of Parkview Park because that’s where I’m at.

I’m north of Goodwood as well, but on the eastern side closer to Sharp and the high school.

I’m not in the most ideal neighborhood because I don’t make much money but I like my house.

I know of a few black families that have moved in. They are family oriented, with both parents employed. Their kids are not shitheads, which is nice.

The neighborhood is plagued by walkers that are not residents. they walk the streets during the day, looking for unattended prizes. They come back at night to claim the unattended prizes.

Just thought I’d give a yearly update. I’ve learned a lot being a first time homeowner but as far as the neighborhood goes I will say it’s very quiet considering I’m a stones throw from Airline and Florida and it’s great to run or bike.

Haven’t had any problems with any vagabonds or anything of the sort so far.

There’s a guy down the street, dakmak construction, finishing up this new build on what looks to me to be close to a $1 million home in the original Broadmoor neighborhood. Which is nice.

Definitely need that trend to continue though.

I've been here for ~7 years and enjoy it overall. Houses are cool and not cookie cutter. There are some gems and there are some duds that need to be gutted and rebuilt.

Location is convenient to much of BR. Areas adjacent to Florida and Airline will have some vagrancy. I've not had a single incident where I am the entire time I've been here.

Large yard, great value, and continues to appreciate. I'm hopeful the Amazon facility will bring business growth and revitalize the Florida corridor.

Buy on the south side of Goodwood, maybe down towards the south end of Marilyn.
Brocade is also good.
