The part of Metairie North of West Esplanade and West of Causeway is consistently a much nicer area than Bucktown

I know you live on other other side of Vets from bucktown but i'm sure you've had to have driven in that area and seen ALOT of transformation. Properties are being bought for next nothing and 750K and up houses being built. It can be seen on Live Oak, Wisteria, Rose garden, Pier, etc. They are slowly but surely turning Bucktown into a very profitable area.

But yes, there are still several old homes there so it's not changing as quickly as Old Metry between I10 and Metairie Rd.

As of right now it is, but the wealthy know they can scoop up a nice lot in bucktown from the older dying population, demolish the old house, and build a mansion to their exact specs. They get what they want, where they want it. Best of both worlds.

McMansions are disgusting and trashy. Plus, they will lose their appeal in 10yrs and the value will plummet.

There is one in my parent's hood that is evidently the biggest house for sale in Metairie right now. It has been vacant since Katrina, and was just finished earlier this year. They want $2.4MM for it, and they most definitely will not get that. Ten years from now, it'll be worth the same (or less) than houses on the same street with 4000 less square feet

yes, but its an extra 10 minutes from the city. Therefore property is less expensive

In the last 2 years, Bonnabel to the canal, above W. Esplanade has blown up in a major way.
It does not mean that west of there isn't "nice." it does mean that the property values in Bucktown have risen quickly and seem to be staying that way for the time being. Older homes are being either torn down and replaced with mansions or they are being renovated. Geographically, only Old Metairie is better in terms of easy access to both "New Metairie" and to the city. And Bucktown's Orleans parish border is Lakeview- the least crime ridden part of Orleans.
Th parish wants to further develop the lakefront area between Bonnabel Boat launch and Bucktown Marina and there's talk of re-establishing the bike/foot bridge to West End.

The only major problem are the "multi-family units" on Lake Ave and parts of Carrollton.

The perception of Bucktown as a "rough area" Aint Dere No More.

I only notice the losers in that area when I stop at that convenience store in Lake Avenue. Always some trash hanging out there

This house? Lot shape is gonna hurt that property. Although I'd hardly call that house a McMansion. Everything in it is custom and finished well. I'd never spend $2.4 mil on that specific house in that location, but it's still a nice house.

Any guesses how much the new house in West Esplanade might be worth that just finished being built. It’s the one on the skinny lot that has to be 300 feet deep. House is massive

Lee bought that house from my aunt and uncle. They still own the property on Bonnabel and I-10 service rd. No way that house is worth 350k

The lots around me are 50x125, so there is definitely room for it.


Found out last week that this jackass shady developer is gonna put 16 or 17 houses on the 2.5ac property where The Beach Club was. He is intending to have the lots shaped like a slice of pizza, with the front of them only as wide as a driveway. Listing for $300-400k. It'll definitely diminish the property values on Cleveland
