in florida, this is not true. They can set up along the 20 from tide line all day errday. They can not keep the stuff there though. Some municipalities can even fine you for trying to do so[prevent them]

no they cant, we went through this same scenario with Regency Towers in Destin a few years ago and lost
the public has every right to do as they please within 20' and seaward of the high tide line.

Is this where the beaches were rebuilt/extended? If so, the tide line does not matter. The public has access to all new land created for erosion control.

its the historical tide line that matters. I think its an 18 year average or around that number. But lets be honest in a in the moment situation, no one will know this, and use the current water line. However, the historical avg could be under water or 50ft of dry beach currently

30 A is not far behind.
Traffic is terrible, beachgoers think they can set up and own the beach for a week, prices are outrageous now to rent.
I stay home now.
I'm in Rosemary Beach right now. 30A was a nightmare last weekend and parking in Seaside was like parking Tuscaloosa on Gameday. I've never seen traffic that bad there. Its kind of a shame what's happened to that place. No different than Sandestin now.

I always get out there early and scatter a bunch of kids beach toys in front of our beach chairs, then nobody comes near us.

Yes, I believe its called the mean high tide or something along those lines. Along with not being visible this "line" would be different along almost every part of the beach.
I tried to dig up an old notice from our previous HOA attorneys which specifically outlined the laws which we are currently arguing but I cant find it. It was a big area of contention due to the neighborhood being located next to a large condo complex and their tenants spilling over onto the HOA beach property. We no longer own that property so its not an issue I've had to concern myself with. The only issue I have now is the owner two lots down letting his dog shite all over the beach.

This summer was, by far, the worst I have ever seen. My neighbors are considering selling and moving back to Miramar. They said at least the traffic moves at a snails pace in Miramar.
