Why do some malls endure in the 21st century while other's don't?

Lakeside and the Mall of Louisiana always seem to do good business despite society's shift to online shopping. Meanwhile, malls like the one in Slidell and Esplande are skeletons of their former self. Is it culcha that doomed these malls?

I was there mid-December. It didn't have closed up stores which has become the norm at most malls. Why are outdoor malls like Fremeaux popular if the riff raft that frequented indoor malls moves with them?

It's many factors...

Management and ownership - Lakeside has extremely aggressive ownership. Esplanade was sold to a company which wanted to add things like Bass Pro and other entertainment venues. They were doing this nationwide. This was Mills Corp. Google them and you will see they ended up in trouble with the feds. Since then ownership and management has bounced around.

Demographics - Lakeside has more money around it.

Location - Partly demographics and partly location location location. Lakeside has the best retail real estate in the state at Causeway and Vets.

Competion - Malls falter due to competion. At least in Lakeside's case there is a lack of land in the area so a lack of new retail as well.

It's all location, however it's a nationwide society change.
People aren't making shopping an all day event, like in the past. Get your shite and go.
The last place I'd see malls hanging on is up north where the shoppers enjoy getting out of the cold to hang out.

Except for one old mall that has already been scraped, the Denver area malls are thriving.

The latter is usually failing.
