OK. Look at the ZIP Code info. It’s just not a very wealthy area

IIRC St. Tammany has the highest median income in the state. And it’s the 5th largest Parish.

I don’t live there. I own at least two pieces of property in that area and visit every few years. You are a loser in a unique and sad way. Each opinion you share gives greater insight into your sad life and provides more evidence about your lack of intelligence and overall jackassery. You suck. Resign from whatever it is you do. Move to Chaz. Good riddance.

Those were pretty nice. When the muffler falls off it’s louder than a space shuttle.

West St Tammany is just a bunch of fake people worried about one-upping the neighbors regardless of the cost of financial sense for the future

I lived there for 8 years. It wasn’t like that at all. Most of the people that are driving the high end luxury cars have at least $200,000 salaries. They can easily afford it. That’s why they buy them, just as you are driving whatever you can afford.

You may have a valid point there. The high schools have really good soccer teams. St. Paul's has won most of the last several state championships and is ranked # 1 in the nation.

Mandeville (boys and girls) and SSA are also state champs / contenders.

The population of CovLA is 11,000, Mandy about 12,000. However, their zip codes have about 60,000 people each. So, as previously pointed out, the median income stat is meaningless.

My 20+ years experience as a builder in the area (and seeing the actual closing papers on hundreds of homes), for every homeowner in west St. Tammany mortgaged to the hilt, there is another who paid cash. Quite a few finance just for the interest deduction (though I never could make that make sense).

The owners of the Mercedes dealership also own the one in Buckhead, Atlanta. I was so impressed at that location I asked my service rep to give me a tour. Unbelievable service department.

In Cov / Mandy, the Atlanta owners partnered with a very successful local dealer ... one who's dealership sells more cars online than practically any dealership in the Gulf Coast area.

I think they'll be ok.

Most people including my wife that drive higher end cars lease them. My wife wants a new car every three years, drives only about 10K miles a year, no maintenace or repairs to worry about. Since we are both retired, have made our money, and can easily afford the lease payment on a $50-60K car there is no financal analysis as to lease vs buy. If we were 30 years younger still trying to save for retirment the choice would likely be much different.

Washington Parish ain't even upper middle class and the one uppers are strong. Shite is everywhere. St Tammany is the great white utopia and they gotta have a Mercedes dealership. I think it's a service thing myself.

Well hello my fellow golf cart driver! Kiwi is not a fan of that particular mode of transportation. Just FYI.

Concerning soccer...

St. Paul is the standard bearer...period. All 5 Covington schools made the playoffs on the boys side two year ago, including Northlake Christian, home to multiple state titles. In addition to Mandeville...Lakeshore and Fontainebleau deserve shout outs as well. East St. Tammany has loads of talent too (including Slidell, PR, PJP, and NHS...the girls defending state champions). Add in the Tangi schools and it is easy to see how this sport, and those that participate/watch, make a large group of prospective buyers within a 30 minute drive.

All totaled...that is a LOT of soccer moms!

Needless to say, many of them are part of family’s with discretionary income and a taste for the finer things...including luxury automobiles. It would be a poor business decision to ignore that demographic, and Mercedes seems to rarely make bad business decisions.

As for lowering rates...

though I never could make that make sense

VA “streamline refinancing loans” seems to make sense for vets. I would suggest looking into this option for those that have served whom are interested in “refinancing.”

TLDR

Lakeshore Girls deserve a little more than a shout out ;). Worst they’ve finished is 3rd in the state. Won it once lost in finals 2 years ago. Absolutely should have won it again this year but lost in last minute of sudden death. Maybe the most consistent girls team in WST.

nah. look at the income numbers and compare to the reputation. There are a lot of people living above their means up there

How do you know that? You’re looking at median income and then assuming people driving a Benz can’t afford it?

Even if people were living above their means, welcome to America in 2020, have you been living in a fallout shelter this century?
