Mailbox money. AKA low overhead continous income. They have a high occupancy percentage as well.

They must make a lot of money, they are even popping up on prime real estate.

Plus the upkeep is pretty much zero.

I had one for a while (off of Sherwood and I-12) in order to really declutter my condo while I was selling it. It was about $100/month for about 10'x10'. So, on a cost/s.f. basis it might be in the ballpark to an apartment.

It pissed me off when the one on Millerville took over the rest of the strip mall after the flood. RIP Big Heads

Lots of people choosing apartments over houses and new houses with small garages, little storage areas are likely the cause.

It's the next big wave in the Baton Rouge market for sure. This follows other Baton Rouge traditions like building 50+ brick and mortar banks after 2010, making sure no one has to drive more than 1/2 mile to reach a Smoothie King, and having the highest per capita number of Persian rug galleries this side of the Mississippi.

I see 3 Cube Smart signs on the way to work and now a Storage Max sign just popped up (on land I wish would have turned into a brew pub - so not happy about that).

That's a dollar/square foot. Rent in BR is $1.50 or more a square foot, and the rent of storage untits aren't proportional as you get up in size anyway.

Most of the folks in Louisiana need a place to store their stuff while their house is being sold and moving to Texas.

this ^^^^^

my niece worked at one and they were $60, $80, and $120 lockers and that is each month.

its absolutely insane

but .... a friend i have in Florida has a HOA that charges people $150 a month to keeps boats or trailers in the yard. so in a case like that i can see its cheaper to put it in a $100 storage locker

They are fairly low overhead.

A few of them near me. One of them is really nice with elevators and what not...geared towards homeowners. Another one has covered boat and RV storage.

LINK

Here's a news link that just popped up on my feed.

Employee banked over 100 g's from payments.

I'd say self storage is pretty lucrative.

frick. that.

Please charge me to store things in my home. HOA association is basically saying "we don't want our neighborhood to look trashy... unless you pay us to"

People and Businesses need storage units when times are tough and they downsize. People and Businesses need storage units when times are good and they need to expand.

Its a way to earn passive income while sitting on investment land that you can sell at a premium years down the road.

Every person that I know that owns them did it strictly as a way to hold and pay for the land, if they just break even it accomplishes their goal.
