We paid to have our home listed on MLS. Once we did that, it was listed on every website including realtor.com

I agree with you stout. Listing agents are not needed much these days. Specific market conditions can change that as well as specific instances when a quick sale is needed. Those are few and far between these days. Even with rising rates I don't foresee a change in demand. Not enough new homes being built for an ever growing population. It's strange times with corporate and private equity being able to secure cash/issue bonds for 3 percent to raise a billion dollars and buy shite site unseen. Hard to default on 3 percent loans with a billion dollar portfolio and jacked up rents. The default rates would have to be in 20 percent double digits along with a 50 percent equity reset for them to go bankrupt and destroy the market. Easy money has benefited a lot of people but the skim has benefited the 0.25 percent the most. Large corporations are able to use leverage to essentially monopolize they housing market. Even with high default rates they still have enjoyed basically free money through multiple administrations and fed reserve board members.

No, some of my less stressful sales were the biggest because my clients were smart and would listen. Smaller sales especially dealing with vacant land can be huge headaches.

I average around 550 showings a year. I do my research on the houses, have a background in both appraisals and construction so I have a decent idea what one is worth and how big a job fixing something is liable to be. Given I also have searches set my my clients, network with other agents to know when a listing is coming before it hits the MLS my clients have gotten in houses and gotten them under contract thus avoiding the bidding wars.

There are a lot of people out there trying to make a quick buck trying to sell real estate, and then there are the professionals. 10% of us sell 80% of the business, and that isn’t an accident.

When you’re looking for an agent ask to see a ranking report for realtors in their MLS for the previous 6-12 months. If they’re not at least in the top 25%, might want to consider one that is.

Oh and read their reviews, that will tell you a fair bit as well, but if they have 5 reviews and 80 sales I’m not sure I’d trust that.

I dabbled in the FSBO waters once and it didn’t go well. I’ll never do another deal without the incredible realtor I know. And I buy and sell real estate quite often.

Find a good one. The shitty ones are shite. It’s too easy to become one so you gotta do some due diligence and hire a good one. They’re not hard to find.

Property Taxes, Income Taxes, Homeowner’s Insurance, our Medical System and the inflated costs of care, Health Insurance, DOTD funding in the state of Louisiana, permitting for literally any license in the state of Louisiana, and alot of other things are in the running for biggest ripoff.

I’m an attorney and do closings. Our firm (which is connected to a title company when it comes to real estate closings) typically gets the smallest cut from the closings. Most of the closing cost money isn’t ultimately ours to keep. Some closings actually take a lot of work on our end, particularly when the title search reveals issues. We don’t charge any extra for those situations.

Probably, but depends on the situation, the moron that bought our house would not have bought our house if I would have had to deal with her directly.

Who are these realtors you keep referring to? Yourself? I have yet to meet anyone that chose to be a realtor bc they had other options. Do you think you know that much more than the average joe with a computer and internet connection?

Correct, and there are a lot more crappy ones than good ones.
They give the industry a bad name.

It’s pretty clear to me that most of the posters here have not used a good agent.

I have lots of other options. I do this because I like it. I’ve designed ever home I’ve ever built, and a few hundred buildings around the globe. Always learn something from how different Builder’s and architects do things.

Plus I like to talk, and this job lets me do a lot of that.

No kidding. Last time I checked the rankings report we had over 530 different agents with sales this year. Almost half are less than a million sold. Last time I was told a number we have over 800 licensed agents in our MLS.

If they had my expenses, they’d be losing money. Remember not all of the commission goes to the Realtor. The broker gets a cut of that. You’re either part time, or not making anything if you’re under 1m at this point in the year.

Nope. But I have a friend who owns his own agency, and he does. Last I looked, he had about 6 agents working for him. I also have a quasi-family member, who is an agent that almost all of her business is thru one investor/buyer. She picks the houses for him to buy, and she get the whole commision. 9 outta 10, the house is never listed.

I get using a buyer's agent if you don't have time to look, but a listing agent is wasted money. I screwed up a few years ago and hired a listing agent. Contract stated that if he sold the house, the commission would only be 3%. Buyer finds the listing, calls the number, it gets passed to one of his agents. I get to pay the whole 6%.

This is the exact reason I used an agent to buy a house. Over the course of a month we lost out on 3 homes with cash offers of $30k+ over asking for each on of them. Our agent assumed it was investors doing this since our range was 250-325k and that range is white hot in Madison County. These house Our agent showed us a house that had not hit the market yet last weekend and we made an offer the same day. Offer was accepted that night. This would not have happened without an agent.

A very good friend of mine, just sold his house. A realtor called him to see if he was interested in selling. She had a buyer. He threw out a crazy number. She showed his house to the buyer a couple of days later, next day, they had a contract. Realtor pocketed $33K for a few phone calls and one showing.
