Who turns into another Baker first, Zachary or Central?

Vacant stores, shitty neighborhoods, shitty schools. Who will reach that first, because you know it is inevitable.

Zachary is heading that way; I've been in some fast food joints and felt like I was in Baker.
On the other hand, it's also a bigger population, might take longer to complete the change. Central is a lot smaller, easier to swing.
Remember, the thing that killed Baker was the huge influx of Nola residents, not the outmigration from Scotlandville.

If they can both keep their schools solid....they will both be fine.
ETA: Unless the politicians frick around and don't handle the flood prevention projects that are underway. Another flood will ruin those communities.

As long as their school districts stay decent they will be ok.
As far as flooding we learned after 2016 it really does not matter where you live we all live in South Louisiana and can flood.

I know a few families in Zachary that send their kids all the way to a private school in Mississippi

All I know in Zachary either send their kids to Silliman or Centreville. 10 years ago, everyone sent their kids into that system.

I imagine some do (SJA/Catholic/Parkview) but I think many just want to stay out if BR period. And many families do it for sports. A lot easier to be the ace at Silliman than Catholic.

The delay of BakerISD with desegregation case as it was losing what little isolation it had causing many to not wait it out began its downfall. If anything St George would be a higher populated and higher revenue version of Central hoping to also have own school district one day. There is a reason BR fought and is still fighting dirty to stop the area from incorporating. The school district fight will be even harder as entire existing district has to approve in vote. BR knows this, but they need the sales tax revenue the city-Parrish controls in unincorporated areas as much or more than any symbolic help and political organizing incorporating may help StG to get school district put on a amendment ballot, which still would have to win vote in current district or maybe parish. (The area doesn't require incorporation to become its own school district, but supposedly may help it get put on constitutional amendment ballot by legislature giving some politicians a way to justify it & not others since other cities have their own school district)
Zachary has been incorporated too long to compare incorporation to St George. Though like StG hoping to have own school district one day Zachary creating a school district is one thing that probably has slowed down Zachary from becoming Baker. It may currently be closest, but it has been slowed down by school district.
I don't know who owns most of the land in Central, but if they start to sell out to govt projects type developments it could go quickly. Even too many apartments start causing problems as they get older or just cheap to begin with. I hope they studied area for future development when drawing boundaries (both city & district).
Both Zachary and Central depend on whether they can keep school standards and expectations high and not lower high objective standards to appease those who label them racist (it would not be by most of blacks there as black families committed to education do as well as any it's the ones they and white liberals make excuses for unless that end up pressuring them to lower standards causing some existing to leave and continuation of lowering standards). One has more history as a city and the other seems to have a lot more land to either grow properly or not.

The mill partially closing was not great but I think 30 years ago that would have hurt a lot worse. Our local economy has "diversified" as they say. We still haven't seen the full effects of that yet due to property tax assessments not being done right after closure.
I'll hold off on my opinion to the Q in the op. I am a Zachary native and biased. My plan is for my kids to graduate from ZHS.
Final note: the Z kids going to MPSA schools sometimes go to play sports. Either because they couldn't make the team here or they weren't the star. I have mixed feelings about that but hey - you won't get another trip though HS - so I understand. Some do not stay in district due to demographics which I think is a shame.

The school is only 30 mins away and their kids are able get playing time at whatever sport they wish to play
