There's no way this place is insurable, right?

Generator? AC units? It would need some openings for air flow, not just at the top.

He must be part coonass, his camp is worth more than his house.

I'd guess the business bought that camp to entertain clients.

Almost certainly.

Also, if you read the listing, the 5.5 includes more than just the camp.

dock area in Fourchon
6,000 acre hunting lease
all boats, including an offshore sport fisher

Come fall and duck season, a tugboat tows the camp into a 6,000-acre exclusive hunting lease in the heart of the Louisiana marsh, where the mother ship sits waiting while hunters hop into mud boats and head out in search of wigeon, mallards, pintails, black ducks, and more. That lease is available to the new buyer with the purchase of the lodge.

better hope the new buyer doesn't find out how bad the duck hunting has gotten in S. Louisiana.
He'll want his money back.

Dugan definitely fricks. He's the one everyone hates. Has more fun, does less work, and accomplishes more than everyone else combined. Wife is probably cool AF too.

There's not much you have to deal with.

Just hurricanes. It would really suck if your 5.5 million dollar barge got pushed a half mile inland due to storm surge. At least with a boat you can trailer it out.

What do you do with something like that when a storm hits?

The lease is assignable to the buyer, but doesnt necessarily come with the purchase. It has zero value in the sale.

The listing also does not specify the fleet of boats. Almost zero chance a sporty is included in this sale, unless its a total POS. The listing simply mentions dock space at the deeded lots in Point Fourchon. If a nice sporty is included then this is the deal of the century. Your not getting anything with the quality to match the camp for less than 3mil. The "fleet" is probably a couple bay boats and surface drives. Likely a large cabin boat to transport guests

You may want to check the assessor’s website. OP has the correct residence.

WUT? There's world-class fishing both inshore and offshore out of Fourchon.

I've passed that place numerous times, always wondered what the inside looked like. Nice place and one hell of a camp.

- Is it unique?
Yes

- Is it priced right?
Yes, somewhat.

- Is it a headache?
Hell yes.

Do I want it?
Absolutely not.

It is not the sales price that makes this setup undesirable, it is the attention it requires and a time consuming headache.
Even if the price was 1M, I would not want to own it.

Actually, the work staff probably have more enjoyment with the camp than the guy who owns it.

Tug it inland like they do when they want hunt.

If you're spending $5.5 million, you have the kind of money to get as much out of harms way as possible.

Not something I'll ever have to worry about.

I don’t mean “there” as Fourchon. I mean it as off the porch
