It needed updating, not that is was bad, but there was very few outlets or lights even in the house.
Was a really cool place though.

"Within the past 12 months, the highest sales price for a house in Old Goodwood was $795,000.00. Currently, the highest list price for the neighborhood is $1,395,000.00. The average $ per square foot for Old Goodwood over the last 12 months has been $123.28, with an average sales price of $293,795.00."

i don't think this is that relevant its not like its just one of the average houses in that neighborhood.

Although if the think they are going to to get $10 million for it they must be smoking rock.

I grew up just blocks away (on Audubon just off of Goodwood). Never got close to the house other than seeing it from Goodwood.

It's on nearly 20 acres. there are no comps for a plantation home on 20 acres int he middle of the city.

It's certainly relevant in disputing that the area is just "ok-ish". But to your point, the average LOT in Old Goodwood is selling for $250,000. Once the Government Street "Road Diet" takes effect that property will certainly receive very serious attention from investors. Depends on the project as well...Etage gardens is on the OTHER side of Goverment in the same area and sold 5,000 sq ft lots for $90,000+ (developer bought 2 acres for $650,000 btw.) and made a killing.

So it's a steal at $3-4 million, imo of course... Sit on it for 2-3 years then sell it again for $6-7mill. There is the slight risk that the OG NIMBY's will turn against any TND/retail/restaurant application (which is needed there) or economy issues, issues with removing a historical building, etc..But, every nice project in that area has taken off.

Oh they will never let them tear it down. That won't happen. Subdivide and develop around it probably but it will certainly have to fit the area but I can guarantee no way in hell will anyone allow the building to be razed.

They could buy it and just subdivide some of the wooded property that fronts government and cover most of the sales price.
