Mississippi beaches being nasty brown water makes it kind of unappealing as a “retire on the coast” type of thing.

Niceville on the bay. Close enough to Destin to go whenever you want for dining, entertainment and beaches….but far enough away to not have to deal with all the noise and traffic all summer when you’re just trying to run normal errands

Be honest with yourself...do you REALLY think that you would be in those touristy areas at that time? If my house is on the water, I'm buying a pontoon boat and rolling to a sandbar known only to the locals.

Depends on what part of Birmingham, of course. And you should consider South AL. I think Mountain Brook and Fairhope are hard to beat as all around destinations in the Southeast.

Chattanooga has some riff raff and terrible schools, but you won't have to worry about that so it may be a good fit.

Just about any place can change dramatically in 12 years baw unless you are planning on buying a 2nd home somewhere now

PCB will run them off. What would worry me more is the traffic when the place is full of tourists. I have a friend who has lived down there for a long time. The beach is right across Front Beach road. They hardly ever go to the beach.

Birmingham if you like MLB. Biloxi if you like off shore fishing. Bham also is a short drive to western NC.

Chattanooga is a cool small town with plenty to do. It may get old quick. Birmingham is bigger and has more to do and more places to eat and drink. Birmingham is closer to the beach. I live in Birmingham, BTW

Chattanooga. Actually a little north or east of there. Lived in PC for several years, but if I was going to move back to Florida I’d look on the east coast.

Sorry for the confusion - MB is the Highland Park of Birmingham. But it's not completely unapproachable. It's just a great all around place to live. Without the school consideration it may be less attractive, but it's still great. There just aren't many places in the Southeast anymore where you can live near a semi-large city and not worry at all about crime, destructive governance, trashy neighbors, etc.

Fairhope is in South Alabama and would give you that old school coastal town artsy life.

Florida and Tennessee have no State income tax so it would be one of those locations. Leaning toward Tennessee

The whole no state income tax is overrated in retirement. They get you elsewhere. Gas taxes, property taxes, sales taxes etc.

OP you might want to give South Carolina a look.

For retirement, either PC, Chatt or Ocean Springs. There’s no reason to retire to Bham.
