Spring hill out there past Burbank still has some decent homes and prices - but it's a more boring suburban format.
If you are looking for something nicer, there's plenty around there off Highland.
If you can commute from Capitol Heights, that's where I'd look. That's closer to where younger people tend to live and spend money. But make sure you aren't relying on I-10 in your daily commute. It's about to be under construction.

Want to go out and have fun, but more importantly I want to make sure I’m not living in some gang infested neighborhood.
So it’s not really ghetto around Mid City
The problem with that area is that you will have nice homes and a few blocks away will be places you smoke crack and end up in a rug on scenic highway

Southdowns is expensive for a single guy. Being forced to use that Perkins/college/Lee area everyday would blow.

Lots of renovations there in the past 10 years.

Single and young professional. I’d say garden district or capital heights. Figure out what bars you like around there and choose a close spot. North part of Old Goodwood is also a good choice, lots of young professionals moving in there. South part of OG is more expensive and for families. Broadmoor is not what you want. Southdowns is good too if you can find a good deal.

Drove by there yesterday. The property is so massive you can't even really see the home from the road. 15 acres right in the middle of the city is ridiculous

If I could swing that much, I would not spend it on a place with a RR track across the backyard.

Thats because there were lots of foreclosures, which is not positive.

You might want to stay close to campus and see if you can snag a few young, college girls.

Bluebonnet between Burbank and Nicholson. You’re welcome.

Spent a lot of highschool getting drunk in that backyard, it’s an incredible house
