As far as enjoying your house goes, I think placement of the condensing (outside) unit is far more important. You don't want that noisemaker anywhere near living space if you can help it. Keep it far away from windows.

Seriously though...If you’re replacing the entire unit, I’d look into a package unit. It’ll save you some space in the house, you don’t have to worry about pan leaks, no noise.

My ducts lay on the rafters. They are completely covered in rock wool insulation.

We live in a 100+ year old (renovated) shotgun house with 14 foot ceilings. Ours is in a hallway closet.

Attic for second floor AC

When I got my house back in 92 it was already close to 60 yrs. old and only had window units. I quickly built a closet type area in the utility room which is pretty much centrally located in the house for the A/C unit.
It is in a closet type enclosure in the living area of my house with all the duct work running in the attic. It really wouldn't be hard to put a unit in my attic since I have ample space for one and running the electricity and gas to operate it would be a snap. This is what I may do when I change out the unit. I would have to add an attic access in the form of a stairway in the central hallway to ease the installation and servicing the unit.
Installed in the attic is definitely a quieter application as far as return air noise with the fan motor running just a few feet from the filter. In an attic it would be 10-15 ft. away from the living area.

Attic for ours (<2000 sf, 10 y/o house). My mom's 40 y/o house has 3 (not fancy, just a sprawling house), and they're all in the attic.

Um...no, it shouldn't. Your flex duct will condensate at night (when it reaches dewpoint) in humid conditions (Louisiana) and saturate the insulation it touches. Over time this becomes a soggy mess creating a potential mold issue. If you live in a dry climate, then you may be able to get away with ductwork lying on the insulation. It's not good practice to have it done this way though.

Yes, that is par for all of these cookie cutter homes. They do enough to barely meet code.
I don't like the idea of having any type of appliances in the attic.. Especially when they are being placed on plywood.
